Property Maintenance Assistant 5.0 5.0 out of 5 stars Sullivans Island, SC 29482 Full-time Water V 2 reviews Full-time Overview The full-time Property Maintenance Assistant will work in concert with the property management team to keep all properties clean, secure, all systems functioning and up to date on preventative maintenance, and to aid in supervising any outside subcontractors that must be brought in to achieve these goals. The work location may vary from time to time depending on the needs of the Property Management Team. It would mainly be based on Sullivans Island but may occasionally require travel to other properties in the Charleston Area. Responsibilities Put trash receptacles on the curb each Monday and recycling every other Wednesday. After each pick up receptacles are thoroughly rinsed and returned to storage locations. Conduct daily inspection of the grounds to identify any immediate needs such as irrigation leaks, pet waste, lights out, wind/storm damage, trash, or signs of intruders. This includes checking mouse traps and emptying as needed. Work with PM to schedule appropriate outside contractors to correct anything identified/found during inspections. Occasionally wash and refuel property owners' vehicles including golfcarts. Keep 3 individual stone staircases into the ocean free of algae and oyster growth. Keep docks (2) and associated areas clean and free of bird droppings. Maintain and polish stainless steel on docks and outdoor grilling equipment. Clean cooking surfaces of grilling equipment as needed. Keep boats, kayaks and associated gear clean, in good working order, and organized. Identify any changes in landscape plantings and lawns that may signal attention is needed by gardeners or tree care specialists. Prep and paint a wide variety of materials, as needed, to maintain proper appearances and longevity of structures. Large projects would be subbed out. Occasionally lift heavy objects. Wash window glass and frames. Wash all buildings. Wash outdoor furniture and associated cushions. Cover and uncover outdoor furniture. Check HVAC and A/V equipment inside the homes, fix any issues if possible, or arrange proper subs when necessary. Change HVAC filters and clean of condensate pumps on a monthly basis. Clean dryer vents and HVAC grills. Run miscellaneous errands. Lock/unlock properties as needed. Set up for parties or events. Arrange furniture and accessories according to preset layouts as needed. Set up and break down seasonal decorations. Perform storm preparation and clean up. Occasionally assist with light housekeeping such as washing dishes, washing, drying and folding laundry/towels, and vacuuming floors. Other duties as assigned by management. Qualifications Strong mechanical knowledge combined with hands-on experience in facilities or residential maintenance. Ability to operate tools safely and effectively. Excellent communication skills. Residential painting skills that ensure durable and visually appealing results. Ability to work both independently and with a team.
