$60,000 Base + Leasing Bonuses Dean Avenue LLC is seeking a motivated, organized, and dependable Full-Time Property Manager to oversee the day-to-day operations of our growing residential rental portfolio. The ideal candidate is highly organized, detail-oriented, customer-service focused, and capable of managing multiple projects, tenants, vendors, and maintenance needs simultaneously. This role plays a key part in protecting and increasing the value of our rental properties while ensuring excellent tenant relations and efficient property operations. Position Overview The Property Manager is responsible for managing rental properties, coordinating maintenance and repairs, assisting with tenant relations, and supporting the overall operational and financial performance of the portfolio. This position requires strong communication skills, problem-solving ability, organization, and a proactive mindset. ResponsibilitiesProperty Management Duties Manage the daily operations of residential rental properties Coordinate tenant onboarding, lease signings, and move-ins Collect and track required tenant documentation and payments Assist with rent collection and late payment follow-up Respond to tenant questions, concerns, and maintenance requests Coordinate repairs and maintenance with vendors and contractors Conduct move-in, move-out, and periodic property inspections Monitor property conditions and identify maintenance concerns proactively Help maintain vacant properties and coordinate lawn care and upkeep Assist with lease renewals and tenant retention Support lease enforcement and eviction proceedings when necessary Track maintenance requests and work orders using Buildium and Excel Communicate with owners, contractors, and maintenance teams using GroupMe and other platforms Maintain organized records of leases, maintenance, invoices, expenses, and tenant communications Assist in preparing financial and operational reports Help identify ways to improve efficiency, increase revenue, and protect property value Property Inspection Responsibilities During inspections, the Property Manager will evaluate: General cleanliness and property condition Lawn and exterior maintenance Plumbing and drain issues Water leaks and signs of damage Furnace filters and smoke alarms Doors, locks, windows, and safety concerns Pest, mold, or maintenance issues Light bulbs and basic maintenance items General wear and tear that could affect property value Administrative & Financial Responsibilities Assist with tracking expenses and processing invoices Coordinate vendor payments with ownership Utilize Buildium, QuickBooks, Excel, and related software systems Maintain accurate records and documentation Provide weekly, monthly, and quarterly operational updates Help monitor budgets and property performance Qualifications Preferred qualifications include: Previous property management, leasing, or real estate experience Strong communication and organizational skills Ability to multitask and prioritize effectively Experience with Buildium, QuickBooks, or Excel is a plus Reliable transportation and valid driver's license Ability to work independently and problem-solve Comfortable coordinating contractors, vendors, and tenants Tech-savvy and adaptable to new systems and softwarePay:
