Job Description

Job Overview We are seeking a dedicated and detail-oriented Property Manager to oversee the daily operations of our residential properties across two sites. One in Edinburgh and one in Bloomington. The Property Manager will be based out of our Edinburgh office and will manage both locations. Unlike traditional third-party management roles, you will work directly with our in-house portfolio, giving you the unique opportunity to align closely with our ownership team's vision for quality, tenant satisfaction, and long-term property success. The ideal candidate will be responsible for ensuring tenant satisfaction, maintaining property standards, and managing administrative tasks. This role requires strong communication skills and a proactive approach to property management. The unit mix for this role includes senior affordable housing, as well as market rate units. Duties Manage tenant relations by addressing inquiries, concerns, and maintenance requests in a timely manner. Oversee leasing activities, including showing units, processing applications, and conducting background checks. Coordinate maintenance and repairs with contractors and vendors to ensure properties are well-maintained. Maintain accurate records of tenant interactions, lease agreements, and property inspections using AppFolio's property management software. Negotiate lease terms with prospective tenants to maximize occupancy rates while ensuring compliance with company policies. Conduct regular property inspections to identify maintenance needs and ensure adherence to safety standards. Provide administrative support including filing documents, managing correspondence, and preparing reports. Skills Strong phone etiquette and customer service skills to effectively communicate with tenants and vendors. Proficient in administrative tasks with a focus on legal administrative duties related to property management. Experience in facilities management to oversee the physical upkeep of properties. Ability to negotiate effectively with potential tenants and service providers.
