  • Occasional Weekend/After-hours availability (if needed, hours taken out of weekdays)

Business Professional Cocoa Lofts is seeking a highly motivated & driven Property Manager. While experience and knowledge are important, it is equally important (maybe more important) that you have great attitude. Life is short and as adults, most of our time is spent at work. Responsibilities:
  • Impress our residents with every interaction. Without happy guests we fail to exist as a company.
  • Organize and schedule meetings, appointments and showings
  • Train and mentor each member of the team
  • Organize and implement office operations and procedures
  • Manage relationships with employees, guests, vendors and service providers
  • Execute occupancy goal
  • Oversee, schedule and approve check ins and check outs
  • Hire additional staff as needed
  • Review Maintenance Manager performance to meet Service Ticket targets
  • Monitor and track input and output of marketing
  • Execute Collection target
  • Enhance operational procedures
  • Coordinate staff to maximize efficiency
  • Evaluate and manage staff performance
  • Organize and implement staff training
  • Prepare operational reports
  • Handle day to day operations (scheduling, problem solving, negotiating, client relations, banking…etc)
  • Ensure office is opened on schedule and that office and model rooms are maintained and in a clean condition.
  • Physically walk and inspect property on a daily basis, check on vacant rooms.
  • Complete check-in / check-out inspections
  • Welcome and show prospective guests the property
  • Generate all End of Week/Month reports.
  • Handle Forced Check Outs (payment or behavior issues)
Expectations:
  • Energetic professional who doesn't mind wearing multiple hats.
  • Willingness to take ownership and set expectations for team members.
  • Ability to execute specific, measurable metrics for occupancy, collections and service tickets and hold accountable the team members who have been tasked.
  • Ability to prioritize, coordinate, multi-task, problem solve and demonstrate initiative
  • Meticulous attention to detail
  • Experience in handling a wide variety of administrative and executive support related tasks and able to work independently with little or no supervision.
  • Ability to use MS Office Suite, Email, Internet, Rental Management Software (training provided)
  • Exceptional time management skills
  • Effective use calendar to forecast, schedule and plan
  • Courteous and professional correspondence with employees, customers and vendors
  • Be firm, but kind Local travel (vehicle required)

$25.00
