DOE ABOUT THE ROLE

South Coast Property Group LLC is seeking an experienced, results-driven Property Manager to lead daily operations at our 500+ unit residential community in Grand Coteau, Louisiana. This is a high-volume, fast-paced leadership position that requires someone who can think on their feet, solve problems decisively, and keep both people and processes moving efficiently. You will direct a maintenance team, support residents, and ensure the property performs at its best every single day.

KEY RESPONSIBILITIES

Oversee all daily operations for the 500+ unit residential community Directly supervise, schedule, and evaluate the maintenance team — assigning work orders, tracking completion, and holding staff accountable Identify and resolve operational, maintenance, and resident issues quickly and effectively Manage lease agreements, renewals, move-ins, move-outs, and resident communications Monitor budgets, collect rent, and maintain accurate financial and operational records Conduct regular property inspections and enforce community policies Coordinate with vendors and contractors for major repairs and projects Juggle multiple high-priority tasks simultaneously while consistently meeting deadlines

PREFERRED QUALIFICATIONS

2+ years of property management experience, preferably at a high-volume community (300+ units) Prior experience supervising or managing a maintenance team Proficiency with property management software (Buildium, Yardi, RealPage, or similar) Strong written and verbal communication skills Valid driver's license

8 hour shift Monday to Friday Application Question(s): What property management software have you used, and how proficient are you with it? This position moves extremely fast and priorities can shift by the hour. How do you stay organized and on task? A unit needs to be turned in 48 hours for a new move-in but your maintenance team is fully booked. What do you do? You have three urgent situations happening at the same time — a water leak, an angry resident at the front desk, and a vendor waiting for approval. Walk me through how you prioritize.
