Real Estate - About the Role The Site Specialist supports multiple apartment communities within an affordable housing portfolio. This role is ideal for a property management professional who thrives in a fast-paced, multi-site environment and brings strong experience in leasing, resident relations, and housing compliance. The position works closely with a Regional Manager and serves as a key resource in maintaining occupancy, resident satisfaction, and regulatory compliance across assigned properties. Job Description The Site Specialist supports daily operations and leasing activities across multiple properties, with responsibilities that include: Supporting assigned communities as directed by the Regional Manager to ensure occupancy goals, compliance, and resident engagement are met. Ensuring all residents are registered in Rent Café and educating residents on rent payments, work order submissions, and appropriate points of contact. Actively marketing and leasing available units by conducting tours, assisting prospective residents with applications, and coordinating with partners regarding lease terminations and vacancies. Inspecting vacant units to assess readiness for leasing and reporting maintenance or turnover needs to the appropriate teams. Educating residents on lease terms and community policies and issuing violation notices as directed. Escalating resident concerns, compliance issues, or property-related matters to the Regional Manager in a timely manner. Providing regular updates on leasing activity, resident interactions, and outstanding issues. Coordinating with service providers to ensure accurate and timely communication related to lease violations, late notices, and property management concerns. Maintaining compliance with affordability requirements throughout tenancy, including: Preparing and issuing annual and interim recertification notices in accordance with HUD and IRS regulations Processing annual recertifications and renewal paperwork, including Section 8 voucher renewals when applicable Scheduling Section 8 inspections in coordination with maintenance teams Assisting with file audits and management reviews Participating in ongoing compliance training Ensuring proper late rent notices are issued and assisting residents with payment plans in accordance with property policies. Communicating payment plan defaults to the Regional Manager so that eviction proceedings may begin when necessary. Forwarding physical payments and related information to the Business Operations team for accurate posting and reconciliation. Completing special projects and other duties as assigned. Qualifications Required High school diploma or equivalent Minimum 3 years experience in affordable housing or multifamily property management Experience with tax credit properties and Section 8 programs Proven ability to manage leasing and occupancy for large communities (100+ units) Strong customer service, communication, and organizational skills Ability to manage multiple priorities across different properties Professional demeanor and strong attention to detail Proficiency with property management technology and Microsoft Office Preferred 4 or more years of experience in property management or supervising teams Experience leading or motivating teams to meet operational or leasing goals Working knowledge of Yardi or similar property management software Experience with bond-financed or layered affordability properties Benefits Dahl Consulting is proud to offer a comprehensive benefits package to eligible employees that will allow you to choose the best coverage to meet your family's needs.
