Job Description
At Percy, we're building new ways to connect talented professionals with meaningful career opportunities at leading companies in the multifamily industry. We're currently seeking a Resident Occupancy Specialist to support a stable, fully occupied affordable housing portfolio in New Brunswick, NJ. This is a great fit for an affordable housing professional who enjoys compliance-focused work, resident communication, and staying audit-ready. You'll work closely with a hands-on District Manager in a tight, multi-site cluster, with a clear path for growth and paid training toward industry certifications. Responsibilities Manage LIHTC resident certifications and recertifications, including document collection, verifications, and file completion Maintain audit-ready files with strong organization, accuracy, and confidentiality of resident information Serve as a front-office resource for resident questions and requests, with a service-first approach Track deadlines, prioritize workload, and help reduce any recertification backlog to keep the portfolio on schedule Use property management software and resident portals to communicate, document activity, and support day-to-day operations Qualifications 2+ years of affordable housing experience (LIHTC, HUD, Section 8, project-based, or similar) Hands-on recertification knowledge, including required documentation such as signed certifications, income/asset verifications, and student status verification Strong attention to detail and proven ability to maintain secure, compliant resident files Willingness to pursue Certified Occupancy Specialist and/or Tax Credit Specialist training (training supported by the employer) Bilingual English/Spanish is a plus; Yardi experience is a plus Perks Earn $60,000+ (base plus bonus and commission potential) Year-end bonus potential and annual merit increases based on performance Monday through Friday schedule, standard business hours, on-site role Paid training and support for affordable housing certifications (including COS and Tax Credit Specialist) Full benefits package including all major insurance, 401k, and
