team to achieve our mission. The Roving Maintenance Technician provides high-quality maintenance services across multiple PRES properties and third-party customers. Under the direction of the Director of Maintenance, this role ensures that each assigned property receives timely, consistent, and professional maintenance support. The technician must be capable of performing the duties of a Maintenance Supervisor when needed, and must demonstrate teamwork, adaptability, and strong communication with all site teams.CORE RESPONSIBILITIES
Maintain a positive attitude and professional demeanor in keeping with the objectives of Prism Real Estate Services (PRES). Demonstrate a neat and clean appearance in accordance with the PRES dress code. Practice regular and predictable attendance in the office (this is not a remote position). Follow instructions, meet deadlines, and apply constructive feedback. Adhere to safety protocols and established procedures. Track time worked accurately and honestly per established handbook policies and software. Display excellent communication skills (written and verbal). Check and respond to emails daily. Follow up on unfinished matters and see them through to completion. Complete tasks through detailed examination with a priority on accuracy. Use initiative to adapt to task, project, and organizational changes with a flexible mindset. Maintain effective organizational practices. Multitask a variety of projects at a fast pace with appropriate prioritization. Utilize reliable transportation for commute and occasional local errands. Provide proof of a valid driver's license and active auto insurance for a personal vehicle. Meet PRES standards regarding a criminal background check. Successfully complete compliance-related courses at hire and pass additional required courses annually or more frequently as requested (Fair Housing, Cyber Security, Discrimination, Sexual Harassment, etc.). Personify PRES values and positively contribute to PRES culture to help PRES achieve our mission.ESSENTIAL FUNCTIONS & PHYSICAL REQUIREMENTS
Bend, stand, sit, kneel, stoop, and balance body weight for long periods of time. Safely climb and work from ladders, step stools, and scaffolding up to 16 feet high. Maintain balance while climbing ladders, working on uneven surfaces, or maneuvering in tight spaces. Walk the property or location as well as up and down stairs up to 10 times a day. Lift, carry, push, and pull tools, equipment, appliances, and supplies weighing up to 50 pounds on a regular basis, and occasionally up to 100 pounds with assistance. Climb stairs, move equipment, and assist with evacuations in emergencies. Use hands and fingers to handle tools, operate power equipment, and perform detailed repair tasks requiring manual dexterity. Perform precision tasks, such as wiring, painting, using hand tools, or repairing small equipment parts. Hold, tighten, and loosen objects and tools (pipe wrenches, drills, power tools). Drive between job sites, operate company vehicles, and transport tools or equipment. Work in confined spaces (crawl spaces, utility rooms) and in varying environmental conditions (outdoors, heat, cold, wet, or dusty areas). Visually inspect property conditions, equipment, and repairs with close vision, distance vision, color vision, and depth perception. Hear alarms, instructions, equipment, and tenant needs in person and over communication devices. Detect equipment malfunctions or safety hazards by smell (e.g., gas leaks, smoke), sound (e.g., alarms, unusual machinery noise), or touch (e.g., overheating surfaces). Tolerate exposure to cleaning chemicals, paint fumes, adhesives, lubricants, and other maintenance-related substances while using appropriate PPE. Work extended hours, evenings, weekends, and on-call shifts to respond to maintenance emergencies. Utilize computer systems and electronic devices for accurate timekeeping, documentation, etc. Understand, speak, and write fluently in English.S PECIFIC DUTIES
Report daily to the Director of Maintenance, Maintenance Supervisor, or designated Property Manager to confirm assigned properties and work priorities. Travel between communities, vendors, and clients as scheduled to support staffing shortages, special projects, seasonal workload, or emergency needs. Communicate observed property issues, safety concerns, or unit problems to the Property Manager.GROUNDS & CURB APPEAL
Perform daily grounds and exterior common area upkeep, ensuring all areas remain free of litter and debris. Assist with curb appeal needs such as model detailing, setting up banners or signage, and maintaining community appearance standards.BUILDING & COMMON AREAS
Perform routine and preventative maintenance on building exteriors, interiors, and common area amenities. Assist with inspections, identify repair needs, and complete assigned corrective tasks. Complete electrical, plumbing, carpentry, and general maintenance. Perform basic pest control for exterior pests (bees, wasps, etc.) when safe. Escalate major issues to vendors. Maintain HVAC systems, including seasonal furnace filter checks and coil cleaning.WORK ORDERS
Complete work orders at assigned properties based on daily priority lists. Record all work performed in the work order system. Strive to complete work orders within 24 hours unless parts or outside vendors are required. Notify residents of extended timelines. Identify recurring maintenance issues and report trends to the Property Manager or Regional Manager.UNIT TURNS & MAKE READIES
Inspect vacated units to identify needed repairs and report any significant issues to the Property Manager or Regional Manager. Assist with all stages of unit turnovers, ensuring units are prepared for occupancy within 3-5 days. Patch drywall, paint, replace fixtures, repair plumbing, troubleshoot electrical issues, install appliances, repair flooring, and perform general refurbishment. Replace and rekey locks, verify proper operation of all mechanical systems, test safety devices, and ensure the unit meets PRES quality and safety standards before move-in. Document turnover progress and communicate any delays or material needs promptly.CONSTRUCTION & PROJECT SUPPORT
Assist with small-scale construction, renovation, and capital improvement projects. Support vendor or contractor activities by coordinating access, providing basic prep work, and conducting post-project inspections to ensure work meets PRES standards. Perform light carpentry, demolition, rebuild tasks, fixture installations, and other construction-related duties. Maintain project timelines by ensuring materials, tools, and work areas are organized and ready for use. Adhere to all safety requirements, ensuring construction zones remain safe for staff and residents.ON-CALL RESPONSIBILITIES
Participate in the regional rotating on-call schedule. Respond to emergency calls within 15 minutes. Never respond while under the influence of alcohol or substances. SAFETY Follow all safety procedures and use proper PPE. Report all hazards to management immediately.INVENTORY, TOOLS, & SUPPLIES
Provide personal basic hand tools. PRES will support specialty tool needs with approval. Maintain orderly use of each property's tool areas, supply rooms, and materials. Clean and store tools after each task and leave workspaces organized.VEHICLE USE & MILEAGE
Drive personal vehicle between properties (mileage reimbursed per company policy if applicable). Operate property-owned vehicles or carts only when authorized. Maintain safe driving practices and upkeep of personal vehicle used for work.KNOWLEDGE, SKILLS, & ABILITIES
Knowledge of and adherence to PRES policies and procedures. Knowledge and effective operation of PRES equipment and software (computer, tablet, phone, fax, scanner, copier, payroll & timekeeping software, position-specific software, etc.). Ability to communicate verbally and in writing with clarity and professionalism. Ability to make sound decisions and worthwhile recommendations within the position's scope of responsibility, creatively problem solve, and think on the spot. Ability to establish and maintain effective working relationships with stakeholders (co-workers of all levels, tenants, residents, clients, community service agencies, vendors, investors, public, etc.). Ability to meet communicated deadlines and effectively manage stress. Ability to work independently and follow detailed instructions. Knowledge of multifamily and commercial building systems, maintenance practices, and HUD housing quality standards. Knowledge of safety, accident prevention, and occupational hazards. Ability to read and interpret blueprints, diagrams, and manuals.STANDARD REQUIREMENTS & QUALIFICATIONS
High School Diploma or equivalent. Previous experience in electrical, plumbing, carpentry, HVAC, painting, and general repairs. Verification of ability to work in the US (E-Verify).PREFERRED QUALIFICATIONS
Previous experience in construction and/or multi-family maintenance. EPA Type 2 or EPA Universal certification.NOTE:
