We're seeking a driven, results-focused Business Development Manager to build and grow our presence across the Kansas City metro. In this role, you will own the full sales cycle—from generating and qualifying leads to closing deals. Your day-to-day will be heavily focused on outbound prospecting, including cold calls, emails, and in-person outreach, along with networking and presenting proposals to potential clients. This is a true new business development role, where success is driven by your ability to build a sales pipeline from scratch and consistently close new business. You'll also partner closely with our operations team to ensure a smooth transition from sale to service and set the foundation for long-term client success. This is a performance-driven role with clear expectations for consistent outbound prospecting, pipeline creation, and closing new business. The ideal candidate is a true hunter—someone who takes ownership of building pipeline, thrives on pursuing new opportunities, and has a proven track record of winning. PRIMARY RESPONSIBILITIES
Manage the entire sales process, from prospecting and estimating to negotiation and closing. Conduct proactive cold outreach and "on the road" prospecting to identify potential customers. Use consultative selling techniques to understand client needs and provide tailored solutions that address their specific challenges. Build strong relationships with prospects, acting as a trusted advisor to guide them through the decision-making process. Develop and present customized proposals and/or RFPs, demonstrating how our services can deliver value and meet the unique needs of each client. Continuously identify opportunities to upsell or cross-sell additional services that align with client goals. Develop and execute a plan to consistently generate new leads and opportunities. Establish and uphold organized prospect and customer databases utilizing our CRM system, HubSpot. Participate in community and business engagements that enhance the sales program's effectiveness, such as involvement in BOMA, IFMA, CAHCF, ABC, and Chamber of Commerce activities. Provide management with weekly and monthly sales reports. Collaborate closely with the operations team during the initiation of new accounts. Monitor market trends and competitor activity to help identify new opportunities. Take ownership of additional sales-related initiatives as needed to support team and company goals.
COMPENSATION + BENEFITS
Base Salary ($70k - $90k) + Commission + Performance Bonus.
Expected OTE:
$130k-$150k by second full year, with uncapped earning potential based on performance. Phone allowance. Mileage reimbursement. Health/Vision/Dental Insurance. 401K (no match) Paid Time Off. Paid Holidays.
REQUIREMENTS
(Must-Have) 3+ years of proven success in outside B2B sales. Strong "hunter" mentality with a proven ability to generate new business through cold outreach, in-person prospecting, and building pipeline from the ground up. Consistent track record of meeting or exceeding sales targets. Demonstrated ability to manage the full sales cycle from prospecting through close. Willingness to maintain consistent weekly prospecting activity, including cold calls, emails, and in-person outreach. Strong communication, problem-solving, and negotiation skills. Proven ability to build and maintain relationships with clients and internal teams. Highly self-motivated, organized, and accountable with a strong sense of urgency. Comfortable operating with autonomy and figuring things out without heavy structure. Experience using a CRM system (HubSpot or similar) to manage pipeline and sales activity. Proficiency with standard business tools (Microsoft Excel, Word, PowerPoint, Outlook). Valid driver's license and reliable transportation for in-person prospecting.
PREFERRED
(Strongly Valued) Strong business acumen and ability to position value beyond price. Creative problem-solver who can adapt messaging and approach to different client types. Experience selling to property managers, facility managers, or within commercial real estate. Experience in service-based or recurring revenue sales environments. Familiarity with RFP processes and creating customized proposals. High attention to detail. Ability to operate in a fast-paced, results-driven environment and manage multiple priorities. DESIRED (Ideal Traits & Differentiators) Direct experience selling facilities services (janitorial, landscaping, maintenance, etc.). Proven history of consistent ranking among top performers on your team. Entrepreneurial mindset with a desire to build and grow a market, not just maintain one.
