$90,000-$120,000 base + commission/bonus (DOE) Reports to: Owner / Operations About Us This is a fast-growing contracting firm specializing in lead abatement, asbestos removal, mold remediation and renovation services. We pride ourselves on safety, quality, and delivering predictable results for institutional and commercial clients across New Jersey and New York. As we scale, we're hiring a hands-on Project Manager who can run projects end-to-end while growing business through active BD and strategic partnerships. Position Summary We're looking for a results-driven Project Manager / Business Development professional with deep experience in asbestos, lead, and mold abatement. This is a hybrid role — you will manage projects (scheduling, budgets, QA, crews, subcontractors, compliance) and own business development activities (estimating, bidding, client outreach, partner relationships). If you're a field-minded leader who can also win work and build long-term client relationships, this role is for you. Key Responsibilities Manage multiple abatement projects from pre-construction through closeout: planning, scheduling, staffing, subcontractor coordination, progress billing and final invoicing. Produce professional estimates, scopes, and bid packages for asbestos, lead paint, and mold projects. Oversee site safety, regulatory compliance (local/state EPA/DEP requirements), air monitoring, and documentation. Ensure work meets QA/QC and client expectations. Supervise and mentor field crews, enforce safety protocols, and conduct on-site inspections.

Develop and execute BD strategies:

pursue municipal/school contracts, property managers, environmental consultants, insurance adjusters and general contractors. Maintain CRM pipeline, log leads, track win-rates and conversion metrics. Prepare job-level budgets and report P&L, margins, and project KPIs to leadership. Represent the company in client meetings, site visits, pre-bid conferences and vendor negotiations. Support permit applications, manifesting, and disposal logistics for regulated waste. Qualifications 5+ years' experience managing asbestos/lead/mold abatement projects (field supervision + project management). Proven success in business development or estimating for environmental abatement services preferred. Strong knowledge of applicable regulations and best practices (asbestos/lead regulations, AHERA, EPA RRP, OSHA, etc.). Certifications preferred (or willingness to obtain): Asbestos Project Supervisor/Specialist (state-required), EPA RRP (Lead), Mold Remediation Certification, OSHA 30/40 or

HAZWOPER 40.

Exact certification requirements may be state-dependent. Excellent estimating, budgeting, and contract administration skills. Strong communication and negotiation skills; ability to build relationships with owners, consultants and public agencies. Valid driver's license and ability to travel across NJ/NYC work sites.

Comfortable with technology:

CRM, basic MS Excel estimating spreadsheets, mobile reporting tools. Ability to pass background checks and drug screenings (as required).
