Job Description

We are seeking a passionate and ambitious Community Sales Manager to join our team of accomplished professional to broadly accomplish the following: Manage sales operations at our premier community, Wildflower Ranch, follow-up, contracting, backlog management, closing, post-sale follow-up. Help introduce the Risland Homes brand to the DFW marketplace. Engage local realtors, prospective buyers and potential sales and marketing talent on behalf of Risland Homes. Create a grand opening strategy for Wildflower Ranch to maximize publicity, prospect generation, sales traffic and conversions. Develop - in conjunction with our leadership team - sales and marketing plans, contracts, systems, policies, procedures, techniques and training materials that support our brand identity, enable profitable homebuilding operations, and delight customers. Help define the local sales and marketing organization for efficient administrative function and effective sales and marketing Support. Represent sales and marketing function in cross-functional company decisions, events and activities, such as planning, budgeting, campaigns, software adoption, and industry events.
Specific Community Duties and Responsibilities:
Demonstrating the model home(s) and presenting Wildflower Ranch amenities and lifestyle programs along with Risland Homes' floorplans, features and options to customers, realtors and others in-person Maintaining communication and learning about prospects after their initial visit or inquiry (phone, internet, etc.) Generating referrals and leads through face-to-face marketing at community events, realtor functions and other opportunities to represent Risland Homes Contacting realtors and prospects to schedule walk-through appointments Following up with potential customers when incentive programs change Demonstrating a strong effort to make use of new sales techniques and strategies Processing sales agreements and contracts for management approval Managing loan officers/processors to ensure appraisals, approvals and closings occur in a timely manner Supervising part-time and full-time personnel who staff the Discovery/Information Center and model homes in support of sales and marketing Utilizing company provided software for lead and sales tracking system to manage your sales pipeline Conducting customer satisfaction surveys after closing to identify areas of strength and weakness in our products and processes Ensuring that the Wildflower Ranch community website is accurate and up to date with correct pricing Continually improving and adding to your product knowledge and home sales/homebuilding industry acumen Staying aware of competitors in the market, specifically their product offering, pricing and incentives offered
Management Duties and Responsibilities:
Identify and recruit other sales counselors who meet Risland Homes' qualifications and demonstrate the capability to operate effectively within the Risland Homes organization and business model Manage other sales counselors - when assigned by management - to meet sales goals, maintain customer satisfaction consistent with Risland Homes brand and business standards Select floor plans, options, and colors for new speculative starts when requested by management Participate in regular management meetings as necessary
Desired Candidate Qualifications:
Bachelor's degree from accredited college/university preferred 3-5+ years of successful sales management or sales training experience 5+ years of proven track record within a direct selling role Must be able to work on weekends Ability to coach and train other sales counselors or assistants by leading by example, providing consistent feedback, and offering sales expertise Support all members of the team, and exude a collaborative approach to ensure the success of self and others Strong verbal and written communication skills Must exemplify a high level of professionalism in appearance and daily interactions with other team members, management, and customers Must be able to handle high volume situations Maintain an adaptable and flexible attitude Strong work ethic, drive, positive attitude, and decision-making skills Comfortable with use of computers and technology
Physical Requirements:
This is primarily an active position, which requires the Community Sales Manager to have the ability to walk, stand and climb stairs in/around homes, models, and properties. The Community Sales Manager must be able to operate computer equipment, bend, stoop, reach, lift, and move and carry up to 25lbs. The ability to work both indoors and outdoors in all weather conditions is required.

As a Community Sales Manager, you must possess a consultative sales approach, a confident and enthusiastic personality and an eagerness to hone your entrepreneurial skills. You must have exceptional written, verbal and interpersonal communication skills as well as creativity and innovation in attracting customers to visit your Community. You must be an excellent self-manager who is energetic, competitive and decisive, with a genuine desire to work effectively with home shoppers. You must also be able to work in a demanding, fast-paced and team-oriented setting. This description outlines the basic responsibilities and requirements for the position noted.
