Leasing & Sales Operations Manager (Residential Property Management)

Compensation:
$70,000 - $120,000+ per year (Base Salary + Performance Incentives) Build the Team. Drive Occupancy. Lead Sales. We are seeking an experienced sales leader to oversee our Leasing Operations Department. We're looking for someone who understands that leasing is sales. Every inquiry, showing, application, and renewal represents an opportunity to create an exceptional customer experience while driving occupancy and revenue. This role will lead leasing operations across multiple markets while collaborating closely with internal leadership and support teams. What You'll Own As Leasing & Sales Operations Manager, you'll be responsible for the overall sales performance of our leasing department. Your success will be measured by occupancy, leasing velocity, conversion rates, customer experience, and the development of a high-performing leasing team. Sales Leadership Recruit, coach, and develop a high-performing leasing team. Conduct regular sales coaching and performance reviews. Create accountability through daily, weekly, and monthly scorecards. Monitor individual agent performance and provide ongoing coaching. Build a culture of healthy competition, continuous improvement, and excellence. Leasing Performance Lead the department to achieve occupancy and leasing goals across multiple markets. Improve lead-to-showing, showing-to-application, and application-to-lease conversion rates. Monitor pipeline health and ensure prospects receive timely follow-up. Identify obstacles slowing leasing performance and implement solutions. Sales Strategy Develop leasing campaigns and market strategies that maximize occupancy. Analyze pricing, market trends, and competitor activity. Recommend pricing adjustments and promotional strategies. Track KPIs and adjust execution based on performance data. Customer Experience Ensure prospective residents receive an exceptional leasing experience from first inquiry through move-in. Resolve escalated leasing concerns professionally. Create systems that deliver fast, responsive communication. Cross-Department Collaboration Partner closely with Property Management, Maintenance, Marketing, and Business Development. Work alongside the Leasing Coordinator to ensure operational excellence and administrative efficiency. Support company initiatives that improve owner satisfaction and portfolio growth. You understand that consistent sales performance comes from coaching people, measuring the right metrics, and executing proven systems every day. QualificationsRequired 3+ years leading a sales team with measurable performance results. Proven success coaching individuals to exceed sales goals. Strong leadership, communication, and accountability skills. Experience using CRM systems and sales reporting. Highly organized with excellent follow-through. Ability to analyze KPIs and make data-driven decisions. Passion for developing people. Preferred Residential property management experience. Residential leasing experience. Real estate sales or brokerage experience. Multi-site or multi-market leadership experience.
