This hybrid position is designed for a commercially minded operator who thrives on both closing business and running a smooth, guest-centric property. Supported by a highly capable Assistant General Manager who manages the operational core, the DOS/GM is empowered to dedicate substantial time and energy to prospecting, account development, and revenue strategy — while remaining the ultimate authority on property performance, culture, and owner relations. This role is ideal for a self-motivated individual who is equally comfortable presenting to a corporate travel manager and walking the property to ensure brand standards are met. The Leadership Model This property operates on a collaborative two-person leadership model. The Assistant General Manager carries primary responsibility for front desk operations, housekeeping coordination, maintenance oversight, and day-to-day staff scheduling. This intentional structure frees the DOS/GM to pursue new business, manage key accounts, and execute sales strategy — without sacrificing property-level accountability. Both leaders are expected to communicate daily, share goals, and present a unified front to staff, guests, and ownership. Key ResponsibilitiesSales Leadership & Revenue Generation Develop and execute a comprehensive annual sales plan aligned with ownership's revenue targets and competitive market positioning. Actively prospect for new corporate, group, government, and extended-stay accounts through outside calls, site visits, RFP responses, and networking. Manage and grow a portfolio of key accounts; conduct regular account reviews and maintain strong relationships with top bookers. Lead all GDS, OTA, and direct booking channel strategy in coordination with any revenue management resources or brand tools. Negotiate and execute local and national corporate rate agreements (LNRs) and group contracts. Represent the hotel at community events, local business associations, and brand sales conferences. Monitor competitive set performance (STR reports) and adjust tactics proactively to maximize RevPAR and market share. Develop and maintain strong relationships with brand representatives, leveraging brand programs and incentives to drive incremental revenue. General Management & Operations Serve as the property's senior on-site leader, accountable for overall guest satisfaction scores, brand compliance, and financial performance. Partner daily with the Assistant General Manager, providing direction, removing obstacles, and ensuring operational goals are met. Review and approve weekly schedules, labor reports, and departmental expense variances. Conduct regular property walks to ensure cleanliness, maintenance, and brand standards are consistently upheld. Oversee vendor and supplier relationships, including contract review and invoice approval. Ensure full compliance with all brand standards, franchise agreements, and local/state/federal regulations. Lead response to escalated guest service issues, turning challenges into loyalty opportunities. Financial Management & Reporting Monitor daily/weekly revenue pace and adjust strategies with the AGM to stay on target. Control labor and operating expenses within budget while maintaining service quality. Human Resources & Team Development Recruit, hire, and onboard all management-level employees; support the AGM in hiring hourly team members. Foster a positive, performance-driven culture grounded in hospitality values and accountability. Conduct timely performance reviews, set individual goals, and provide ongoing coaching and development. Ensure all team members receive required brand and safety training on schedule. Administer progressive discipline in accordance with company policy and applicable employment law. QualificationsRequired Minimum 3 years of hotel sales experience, with a demonstrated track record of meeting or exceeding revenue goals. Minimum 2 years of hotel management experience (GM, AGM, or department head level). Thorough knowledge of limited-service hotel operations, brand standards, and PMS systems. Proficiency with OTA extranet platforms, GDS, and brand booking tools. Strong financial acumen; ability to read, interpret, and act on STR data. Excellent interpersonal and communication skills — written, verbal, and presentational. Proven ability to manage competing priorities and lead without constant supervision. Valid driver's license required; local travel for sales calls is a regular expectation of this role. Preferred Bachelor's degree in Hospitality Management, Business Administration, or a related field. Experience with select-service brands (e.g., Marriott, Hilton, IHG, Wyndham, Choice, or similar). Certified Hotel Administrator (CHA) or Certified Hospitality Sales Professional (CHSP) designation. Familiarity with revenue management principles and dynamic pricing strategies. Work Environment & Physical Requirements This position operates in a hotel environment with exposure to a wide range of conditions including lobby, guest corridors, food service areas, mechanical/maintenance areas, and exterior property grounds. The DOS/GM may be required to work weekends, holidays, or extended hours during high-demand periods or ownership visits. Regular off-property sales calls require reliable personal transportation. The role requires the ability to stand and walk for extended periods, lift up to 25 lbs occasionally, and operate standard office and hotel technology equipment.
