This is a full-time position from Monday - Friday. The Leasing Consultant will provide information pertaining to the apartment community and attend to residents' needs by displaying outstanding service which, in turn, will aid in retaining residents and promote a community atmosphere. This position will also assist the Property Administrator with administrative functions and duties. As a Leasing Consultant, you will be the first point of contact for prospective and current residents. Your role is vital in building lasting connections and promoting a sense of community.
ESSENTIAL JOB FUNCTIONS
Answer telephone calls and respond to prospective residents' questions about lease terms and community features. Tour the property and vacant apartments with prospective residents, while highlighting key benefits of living in the community. Provide accurate information about rental rates, deposits, and lease terms in line with company policies. Collect and process rental applications, deposits, and lease agreements while maintaining compliance with company standards. Assist in promoting a positive community atmosphere by helping to retain current residents and responding promptly to their needs. Prepare move-in packages, traffic reports, and availability updates to support smooth operations. Handle maintenance requests with accuracy and ensure timely completion for residents. Prepare notices, legal packages, and assist in community activities, newsletters, and resident engagement efforts. Maintain resident files, reports, and inspection checklists with accuracy and attention to detail. Perform additional office and administrative duties as assigned by the Property Administrator and Regional Supervisor. Use property management software to track tenant information, lease agreements, and financial transactions. Manage and update property records in digital systems to ensure accuracy and compliance.BENEFITS

Previous leasing or customer service experience in property management or real estate. Knowledge of HUD, TCAC, Section 8, Fair Housing, and tenant/landlord laws is a plus. Strong communication and public relations skills with a professional and courteous manner. Good organizational skills with a detail-oriented approach. Ability to walk long distances and navigate stairs with ease. Proficiency with basic computer applications, including property management software and 10-key. Demonstrated ability to build trust and deliver outstanding service in a community setting. Sales and negotiation skills to support leasing goals and occupancy rates.COMPENTENCIES
Ability to read and comprehend written instructions provided by the Property Administrator and/or Regional Supervisor. Adhere and lead through the company policies and procedures. Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act and all other laws pertaining to the industry. Ability to demonstrate proficiency in property management software and use it effectively to support daily operations. Lead in a manner consistent with VPM Management, Inc current standards as well as between properties, teams and locations. Ability to give direction, adapt to change, establish relationships, anticipate roadblocks and work in a team environment. Must be self-motivated, able to complete assigned tasks. Able to multitask and prioritize.OTHER JOB REQUIREMENTS
Ability to complete tasks requiring overhead work. Demonstrate ability to learn and adapt to property management software systems. Ability to lift, push, pull up to 15 lbs. Ability to lift and carry materials weighing up to 15 lbs. Ability to push, pull, bend and reach constantly. Ability to walk, stand constantly. Ability to walk up and down stairs safely frequently.
