Based in El Segundo, CA, the Sr Manager Real Estate will lead the strategy, planning, and execution of Mattel's global real estate portfolio.Manage acquisition, sale, leasing, and portfolio management of company's properties, acting as the primary contact to negotiate contracts, conduct market research, and ensure alignment with Mattel Corporate goals and objectivesTransaction Management
- oversee the entire life cycle of property sales, purchases, leases, and subleases ensuring compliance with company goalsNegotiations & Contracts
- negotiate terms, conditions, business terms with landlords, tenants, buyers and sellersProperty Portfolio Management
- manage facility standards, lease expenses, and analyze space needsClient Representations
- act as an intermediary to represent internal client interests
What Your Impact Will Be:
Develop and execute corporate real estate strategies that align and support company's business growth, brand presence, and workforce needsManage full lifecycle of real estate transactionsNeeds AssessmentMarket Research & AnalysisComparative Site Analyis and SelectionRequest for ProposalLease NegotiationsAssist in Internal Funding ApprovalAssist as needed during tenant improvement phaseProject closeoutLease AdministrationNegotiate lease restoration obligationsNegotiate Purchase and Sale AgreementConduct property acquisition due diligenceLead workplace strategy initiatives including space optimization and employee experience enhancementsPartner with Finance on budgeting, forecasting, and cost management of real estate assetsCollaborate with Legal, Risk Management, Security, IT, and Facilities on real estate transactionsManage relationships with external partners including brokers, landlords, architects, and project managersBuild and maintain close working relationships with global business unit leaders and management to stay aligned with and ahead of business unit's real estate requirements and goalsSubject matter expert for internal stakeholders including Legal, Risk Management, Tax, EH&S, Supply Chain, Finance, and FacilitiesMonitor critical dates and provide timely notifications to relevant global site contacts to ensure compliance with all key lease datesQualificationsWhat We're Looking For:
Bachelor's degree in Real Estate, Finance, Business, or related field7+ years of experience in commercial real estate, corporate real estate, portfolio management, or workplace strategyStrong negotiation skillsExperience and familiarity with all types of real estate documentation (Estoppel, Lease Guaranty, Office/Industrial/Retail leases, Purchase & Sale Agreements)Proven experience in managing multi-site and global real estate portfoliosExperience working in creative, consumer products or global brand-driven environmentsEffective communication skillsDetail oriented with strong organizational skills and ability to manage multiple projects simultaneouslyExperience in corporate real estate database management. Experience and familiarity in Prolease, CoStar, or other corporate real estate database preferredProficiency in Microsoft Office Suite.- The pay range is indicative of projected hiring range, however base pay will be determined based on a candidate's work location, skills and experience.
