This position is responsible for all closing and post closing functions for first mortgages, second mortgages, and HELOC/equity loan transactions. The Sr. Mortgage Loan Closer/Post Closer coordinates and schedules closings with members, loan officers, processors, title companies, and real estate agents in accordance with purchase contracts, underwriting conditions, and investor requirements. Ensuring each party involved is accurately informed on all closing details. This role ensures all closing documentation, funding, and disbursement activities are completed accurately, compliantly, and timely. The position also audits closed loans for agency and investor compliance, boards loans with the sub servicer on the day of funding, and manages post closing documentation, collateral tracking, and loan delivery requirements. All duties are performed in accordance with established department procedures and Westerra Credit Union policies. What will be expected of me? Assemble, prepare, and verify closing and funding documents for real estate and equity loan transactions, ensuring all terms and conditions are satisfied prior to funding. Coordinate and schedule loan closings with members, title companies, loan officers, processors, and real estate agents; communicate all closing details clearly and accurately to involved parties. Perform a thorough pre‑closing review of loan files to confirm documentation, underwriting conditions, and compliance requirements are met; return files to processors for correction as needed. Review approved loans to ensure all conditions required prior to, at, and after closing are complete and documented. Review and approve closing statements (CD/HUD) and final loan documents in coordination with title companies, ensuring accuracy and regulatory compliance. Execute and validate funding and disbursement activities for first mortgages, second mortgages, and equity/HELOC loans, including payoff processing and member proceeds. Prepare, review, and release wires with a high level of accuracy, ensuring wire instructions are validated, approved, and documented in accordance with Credit Union wire controls and funding procedures. Confirm closings with all parties on the day of closing and serve as a knowledgeable point of contact for closing‑related questions. Maintain original collateral in a secure location and track receipt of recorded documents, final title policies, and trailing documentation. Board loans with the sub‑servicer on the day of funding and verify all executed documents are accurately indexed within the loan origination and imaging systems. Manage post‑closing reviews for all loan types to ensure document completeness, accuracy, and compliance with Federal, State, agency, and investor requirements. Obtain and clear investor suspense conditions and coordinate loan delivery and sale activities. Complete post‑funding insurance activities, including MI and government loan requirements. Complete mortgage and equity loan funding, including equity/HELOC disbursements and preparation, review, and release of wire transfers in accordance with established controls and procedures Provide leadership, guidance, and training support to lower‑level closers/post closers and assist adjacent departments as needed. Follow all funding, compliance, and quality standards established by Westerra Credit Union. Perform other duties as assigned. Will I have Direct Reports? No What am I bringing?
Experience/Education:
Associate degree or equivalent in experience 5 year of mortgage closing experience required 5+ years of real estate industry experience preferred Complex loan closings including but not limited to Trusts, POA, etc Knowledge of RESPA, TILA, HMDA, Regulation B and Regulation Z requirements Working knowledge of mortgage lending and consumer loans desired

Hybrid:
Typically, a dispersed, flexible team environment both onsite (at least 2x/week) and remote. Employees must reside in Colorado or be willing to relocate prior to starting employment. Salary :
in addition to the starting hourly rate of $21.72 - $27, this role is also eligible for Westerra's self-funding reward plan. This plan pays out a cash incentive annually if Westerra hits specific criteria tied to financial goals and this role has a direct impact on the outcome of those results!
