Job Description

Prior commercial property management or real estate background preferred.
Job Summary:
The Commercial Asset Specialist shall be responsible for supporting the management of various commercial properties. The Commercial Asset Specialist shall also assist in the evaluation, acquisition, development and construction of new properties. The position requires excellent customer service skills in communication with tenants, vendors, contractors, and commercial division staff. This position, in essence, is management training designed to develop and enhance the knowledge, skills, and abilities of a professional commercial property manager. Incumbent is expected to have excellent attendance, organizational, and communication skills, possess the ability to build lasting business relationships, and exhibit professionalism.
Essential Job Duties and Responsibilities :
Provide administrative support for Commercial Division Assist with office operations based on RAM policies and procedures Assist Regional Manager with accounting and financial reporting Utilize Timberline/Timberscan to input and track payables Organize and file tenant, contractor and vendor communications and documents Receive, prioritize and direct telephone inquiries Receive, coordinate and distribute operational communications for maintenance technicians, contractors and vendors Communicate via phone, email and in-person with tenants, prospects, contractors and vendors Assist with marketing, leasing and management of Commercial properties Assist with construction and remodeling of commercial properties Assist with management of Chapman laundry vending operations Assist with management of Chapman cable/internet operations Knowledge, Skills and Abilities (KSAs) : Strong knowledge of Microsoft Office programs especially Word and Excel Develop knowledge of Bacnet HVAC Management System Develop knowledge of Building Access System Good organizational and prioritization skills Good verbal and written communication skills Effective as a team-oriented problem-solver Ability to pursue solutions with a strong sense of urgency
Education and Experience :
High School Diploma or equivalent Prior property management or real estate background preferred Prior business development preferred Familiar with working and coordinating construction trades preferred Desire to further develop education and skills preferred
Physical Demands:
Ability to read, write, and compute basic math Ability to work in an office environment either sitting or standing for eight hours daily Ability to quickly walk and conscientiously inspect commercial properties Ability to lift up to 20 lbs. and operate a motor vehicle Must be able to perform physical activities such as, but not limited to, sitting, standing, bending, twisting, climbing stairs, or walking Flexibility and ability to travel around town and at times to Tallahassee; at times, extensively and on short notice - Must have valid driver's license Communicate effectively both verbally and in writing with superiors, colleagues, and individuals inside and outside the Company
