Leasing Agent Aurora at 2700 Apartments Lilburn, GA Job Details Full-time From $16 an hour 2 hours ago Qualifications Spanish Teamwork Outdoor work Computer literacy Basic math English High school diploma or GED Math Full Job Description Job Overview The Leasing Consultant is the primary sales representative responsible for greeting visitors, prospective residents, current residents, and vendors, presenting the features and benefits of the community to secure new leases, and maintaining positive resident relations to ensure lease renewals. Duties and Responsibilities The duties and responsibilities include, but are not limited to: Greet visitors in a warm, friendly, and professional manner Receive all telephone calls and in-person visits and immediately record them on the appropriate reports Provide residents with outstanding customer service Respond to phone and email inquiries from prospective residents and use sales techniques to schedule tours of the property Conduct property tours with prospective residents and check the availability of units based on preferences and budget Accurately complete all forms and data entry associated with leasing activities Complete guest cards and follow up with prospects that did not lease Lease vacant and upcoming vacant units by qualifying potential residents as per Fair Housing Guidelines and company policies and procedures Collect required information (including initial rent and deposit payments) from prospective residents to qualify residents for a lease Submit processed applications to the Property Manager for approval and notify prospective residents of approval status Ensure apartment is ready for resident to move-in on the agreed-upon date Assist new residents with the move-in process and orienting them to the community Prepare and maintain a file for each resident according to policy and procedures Monitor lease renewals and proactively contact residents with expiring leases to secure a lease renewal before lease expiration Responsible for assisting with the collection of delinquent rents when necessary Inspects model, available market-ready and newly leased (soon to move in) apartments and communicates related service needs to Management Accept tenant rent payments and give them to Management immediately Assist in planning, attend, and help host resident functions Participate in outreach marketing activities regularly to obtain prospective residents Assist in placing, removing, and updating banners, balloons, bandit signs, flags, etc. Conduct market surveys and shop competitive communities to maintain knowledge of current market conditions Prepare work orders for service Promote positive resident relations through responsiveness and attention to the resident's needs and concerns Maintain accurate monthly commission records on leases and renewals for bonus purposes Ensure all maintenance repairs are handled satisfactorily by contacting residents with completed Service Requests weekly Maintain a clean and orderly work environment and contribute to the cleanliness and curb appeal of the community on a continuing basis Other duties as assigned Qualifications High School Diploma or equivalent 1-3 years of applicable experience preferred Must be able to communicate effectively in both English and Spanish Computer proficiency and knowledge of the Internet, email, and social media as it pertains to marketing of the community Knowledge of Microsoft Office (Word, Excel, and Outlook) and Rent Manager highly desired Solid understanding of the Fair Housing Act, as well as apartment management laws and regulations at the federal, state, and local levels Strong customer service, conflict resolution, communication, and interpersonal skills Must exhibit a strong commitment to serving the needs of the apartment community and the people within it Superior sales knowledge and skills Well organized with the ability to prioritize and multi-task Must possess attention to detail Must have a complete understanding and working knowledge of the company's policies and procedures Solid understanding of health and safety regulations and practices Must maintain a professional appearance and represent the company in a professional manner at all times Team-oriented with the ability to work independently when necessary Must maintain a thorough knowledge of lease terms, specifications, and all community policies Must remain fully informed of current rental rates, floor plans, and all amenities of the property Verbal, math, and reasoning skills NALP and Fair Housing Certification a plus Working Conditions & Physical Requirements Must be able to work weekdays and weekends as deemed necessary Must be able to work outdoors to conduct tours of the property Regularly required to stand, walk, sit, reach, and climb stairs Occasionally required to stoop, kneel, and crouch Must occasionally move, carry, reposition, and/or lift up to 20 lbs.
