Job SummaryThis position will act as the key individual for executing real estate purchase, lease and sale transactions in their region for a growing global data center company. Focus will be on activities relating to management of an existing portfolio of data center properties and site acquisitions related to new development opportunities.

ResponsibilitiesInventory Planning and Capex ForecastingReviews and prepares valuation analyses using various valuation methods, including discounted cash flow models using the standard suite of Microsoft Office software (Word, Excel, PowerPoint) and/or Argus to execute related deliverablesProvides analytical support for various asset acquisition projects and lease negotiationsConducts research on real estate and data center market in various metrosCompares and analyzes market transactions for valuation purposesReviews near and long term capacity plans and maintains an inventory roadmap for each metroDevelops real estate strategy for each metro and supports capex forecast on planned developmentsReal Estate AcquisitionAssists in asset acquisitionsProject manages implementation of multiple site searches, ranging in scale from small offices to large data center buildings and greenfield sitesManages vendors and advisors in order to meet site selection requirements and review all due diligence materialsResponsible for program delivery of multiple related projects required for a specific business functional strategyPermittingCoordinates land and power permitting approvals with local authorities to support development of data centersAsset ReviewSupports execution of asset management strategies including expansion, contraction, disposition and reconfiguration of propertiesLease ManagementAnalyzes real estate leases, including evaluating and reading lease language and understanding impact to value of real estateConducts lease transactions with supervisionConducts or directs due diligence efforts for real estate transactionsMaintains relationships with landlords and negotiates terms for leased locationsProject and Program ManagementWill manage team project management deliverablesStakeholder ManagementCommunicates with landlords regarding business needs with directionInterfaces with internal operations colleagues to assess real estate needs and evaluate requestsManages real estate transaction reviews with internal and external legal counselConducts real estate related cross-functional projects with internal and external colleaguesQualificationsBachelor's degree in Real Estate, Finance, or Accounting required5+ years of experience at a data center company, national brokerage firm, investment bank or real estate investment firm preferredReal Estate License preferred The targeted pay range for this position in the following location is / locations are:

• 149,000 CAD / AnnualOur pay ranges reflect the minimum and maximum target for new hire pay for the full-time position determined by role, level, and location.

The pay range shown is based on our compensation structure in place at the time of posting and may be updated periodically based on business needs. Individual pay is based on additional factors including job-related skills, experience, and relevant education and/or training.

The targeted pay range listed reflects the base pay only and does not include bonus, equity, or benefits. Employees are eligible for bonus, and equity may be offered depending on the position.
