Part-Time Leasing Consultant Spruce Communities Minneapolis, MN Job Details Part-time $18 - $19 an hour 4 hours ago Qualifications Fair Housing regulations Full Job Description The Part-Time Leasing Consultant is primarily responsible for renting and assisting tenants with their needs. This position supports two apartment communities under the same ownership and management group that are located in close proximity to one another. The Leasing Consultant will work between both properties as needed, with the allocation of time and responsibilities at each location determined by the Property Manager based on operational needs and priorities. Essential Duties and Responsibilities The essential functions include, but are not limited to the following: Respond to telephone and internet inquiries from residents and prospects to schedule virtual, self-guided, and in-person tours. Greet and qualify prospects professionally using guest cards in our Lead Management Software. Assist prospects with applications and deposits, adhering to company procedures and Fair Housing requirements. Keep an updated availability report, process applications with credit checks and rental history verification, and submit for Community Manager approval and follow up with applicants on their status. Show apartments and close sale, prepare them for move-ins, obtain new residents' signatures on paperwork, and provide community orientation Promote resident satisfaction and retention by promptly responding to complaints, questions, and requests and taking appropriate actions to resolve service issues. Conduct all functions necessary to close the sale, including making appointments, generating new leads, conducting tours, maintain show rooms, and any follow-up necessa Utilize marketing strategies to ensure traffic within the limitations of the Marketing Budget and the Marketing Plan (i.e. competitive rental rates, referrals, promotions, locators, and outreach). Project a favorable image of the community to achieve property objectives and public recognition. Focus on resident retention in ways such as planning resident functions (i.e. parties, contests, etc.); attend after hour functions and participate as a host as needed. Complete all necessary paperwork for generating a lease, move-in, check-out, and other peak periods in a timely manner. Attend weekly and daily goal setting meetings as appropriate. Collaborate with the property maintenance team to ensure prompt response and completion of resident service requests in line with the company's standards Perform other duties and tasks as assigned.

$18.00 - $19.00 per hour
