Job Description

Overview We are seeking a dynamic and proactive Leasing Agent to lead our LIHTC property leasing operations with enthusiasm and expertise. This pivotal role involves managing leasing activities, fostering positive relationships with prospective tenants, and ensuring compliance with all relevant regulations. The ideal candidate will bring energy, excellent communication skills, and a passion for delivering exceptional customer service to help us achieve our occupancy goals and maintain high tenant satisfaction. Your leadership will drive the leasing process from initial inquiry through lease signing, creating a seamless experience for applicants and team members alike. Duties Oversee the entire leasing process, including property tours, application processing, and lease negotiations to maximize occupancy rates. Develop and implement effective sales strategies to attract prospective tenants, upselling available units and amenities where appropriate. Maintain detailed records of leasing activities using property management software such as Yardi or OneSite, ensuring data accuracy and compliance with Fair Housing regulations. Coordinate with property maintenance teams to ensure units are move-in ready and meet quality standards before lease signing. Manage legal administrative tasks related to leasing agreements, including reviewing contracts, ensuring compliance with landlord-tenant law, LIHTC (Low-Income Housing Tax Credit) requirements, Section 8 regulations, and other relevant policies. Handle conflict management situations professionally, resolving tenant concerns promptly while adhering to legal guidelines. Conduct regular market research to stay competitive and adjust leasing strategies accordingly, including upselling additional services or facilities management options. Skills Extensive knowledge of LIHTC programs, Section 8 housing policies, Fair Housing regulations, and landlord-tenant law. Proficiency in property management software such as Yardi, OneSite, or similar platforms for data entry, filing, and customer relationship management. Strong sales acumen with experience in property leasing and upselling techniques. Excellent negotiation skills paired with a solid understanding of contracts and legal administrative processes. Proven ability to manage conflict effectively while maintaining positive relationships with tenants and team members. Office experience combined with exceptional phone etiquette for engaging prospective tenants over the phone or in person. Familiarity with facilities management practices related to property maintenance and CMMS (Computerized Maintenance Management System). Customer service orientation with a focus on delivering an outstanding tenant experience through clear communication and problem-solving skills. Ability to handle multiple administrative tasks such as data entry, filing, and maintaining accurate records efficiently in a fast-paced environment.
