Job Description

Position Overview The Sound at St. Martin is seeking an energetic, professional, and customer-focused Leasing Agent & Marketing Specialist to join our team in Biloxi, MS . This role is ideal for someone who enjoys working with people, thrives in a fast-paced environment, and takes pride in helping prospects find the right home. The Leasing Agent plays a key role in driving leasing performance, supporting resident retention, assisting with marketing efforts, and delivering a positive experience from the first point of contact through move-in and beyond. As a Leasing Agent, you will help maintain strong occupancy, create meaningful connections with prospects and residents, and represent the community with professionalism, urgency, and a service-first mindset.
Key Responsibilities:
Leasing & Sales Greet prospective residents and provide professional, engaging community tours. Highlight apartment features, community amenities, pricing, availability, and current specials. Follow up promptly with all leads, guest cards, phone calls, emails, and online inquiries. Convert qualified traffic into applications and signed leases. Prepare and assist with leases, renewals, move-in documents, move-out documents, and related paperwork. Support the team in achieving and maintaining budgeted occupancy goals. Track leasing activity, traffic, follow-ups, conversion rates, renewals, and other key leasing metrics. Marketing & Outreach Support community marketing campaigns, social media efforts, online listings, and reputation management. Conduct local outreach to nearby businesses, schools, employers, and community partners to generate qualified leads. Assist with promoting available apartments, specials, and community events. Maintain awareness of local market conditions, competing communities, pricing, and promotions. Help plan and host resident events that encourage community engagement and resident satisfaction. Resident Relations & Customer Service Provide excellent customer service to residents, prospects, vendors, and team members. Respond to resident questions, concerns, and service follow-ups in a timely and professional manner. Communicate with empathy, urgency, and accountability. Assist with move-ins and move-outs to help ensure a smooth and positive resident experience. Support resident retention through proactive communication and relationship-building. Administrative Support Maintain accurate records in property management software. Organize lease files, applications, renewals, notices, and resident correspondence. Assist with rent collection follow-up, resident communication, and general office tasks as needed. Help maintain a clean, organized, and professional leasing office. Support the Community Director and property team with daily operational needs. Requirements Prior leasing, sales, hospitality, or customer service experience preferred. Property management experience is a plus. Strong communication, follow-up, and interpersonal skills. Professional appearance and positive attitude. Ability to multitask, prioritize, and remain calm under pressure. Proficiency with Microsoft Office. Yardi experience preferred. Working knowledge of Fair Housing laws preferred. Reliable transportation required. Ability to work weekends as scheduled. Compensation Pay based on experience. Full-time position, minimum 40 hours per week. Leasing commissions.
