$25,000 for deals under 1m, $50,000 for deals over 1m. Deals in flight when you start pay 50%. About Us Apex MHP Fund is a fast-growing, vertically integrated owner-operator of mobile home parks across the Southeast — 28 communities and growing, with in-house construction, property management, and a private equity fund actively deploying capital. We buy parks, fix them, and run them well. You will be the tip of the spear on growth. The Role You will own our acquisition pipeline end-to-end: find the deals, underwrite them, negotiate them, shepherd them through due diligence and financing, and close them. This is not an analyst seat — you carry deals from first phone call to keys-in-hand, working directly with company ownership, lenders, attorneys, and our operations team. We close 1-2 parks per month and the pipeline is full. What You'll Do
  • Source acquisitions daily through broker relationships, listing platforms (Crexi, LoopNet), direct-to-owner outreach, our in-house lead database, and acquisition partner program.
  • Underwrite deals in
Excel:
rent roll analysis, T12 normalization, proforma modeling, lot-rent comps, price-per-pad valuation.
  • Make offers, negotiate price and terms, and draft PSAs/amendments for ownership review.
  • Run a disciplined 60-day due diligence process: site visits and home walks, zoning verification, Phase I/desktop environmental, surveys, PCAs, appraisals, permit pulls, septic/well inspections, takeover planning.
  • Coordinate financing: bank packages (rent roll, proforma, executive summary), term sheets, lender committee, loan doc review with existing lenders while cultivating new relationships.
  • Handle closing mechanics: entity formation (LLC filings, EINs, operating agreements), insurance binding, bank account setup, certified rent rolls, closing scheduling, and post-close handoff to property management.
  • Maintain the deal pipeline tracker daily and deliver a weekly pipeline review to ownership.
  • Attend leadership meetings every Monday morning and report on the acquisitions pipeline, deal progression, and critical metrics.
Travel:
as needed based on acquisition targets, pending and under contract deals. What We're Looking For
  • 5+ years in real estate acquisitions, commercial brokerage, lending, or investment analysis (manufactured housing, multifamily, or self-storage experience is a strong plus).
  • Strong Excel underwriting skills — you can build and defend a proforma.
  • Deal instincts: you read a rent roll like a story, you can smell a bad seller P&L, and you know when to walk.
  • A closer's phone presence — comfortable cold-calling park owners and negotiating with brokers, sellers, and lenders.
  • Relentless organization: dozens of moving pieces per deal, multiple deals at once, nothing dropped.
  • Self-directed operator who thrives with high autonomy and high accountability — you will report directly to ownership, with full support and fast decisions.
  • Valid driver's license and willingness to travel regionally (mostly day trips). Nice to Have
  • Existing broker network in the Southeast.
  • Experience with mobile home park operations, titles (POH), or park-owned home sales.
  • Familiarity with entity formation, title/escrow process, and commercial loan closings.
  • Experience using CRMs, skip-tracing tools, or AI-assisted prospecting.
