Job Summary We are seeking an energetic and detail-oriented Leasing Consultant to work independently in a one person office. This role requires three (3) years of experience. You will be the first point of contact for prospective residents, guiding them through the leasing process while ensuring compliance with fair housing regulations and property policies. Your enthusiasm and customer service skills will help us build lasting relationships and fill our properties with satisfied tenants. Responsibilities Greet prospective tenants promptly and professionally, providing detailed property tours and answering questions about amenities, lease terms, and community features Manage the leasing process from initial inquiry to lease signing, including application review, background checks, and verification of income and references Maintain accurate records using property management software such as Appfolio or Property Meld, including data entry, filing, and documentation of lease agreements and tenant files Ensure compliance with all Fair Housing laws, Section 8 regulations, LIHTC (Low-Income Housing Tax Credit), and other relevant legal requirements Promote available units through up-selling techniques while maintaining ethical sales practices; assist in marketing efforts to attract new tenants Coordinate with property management regarding maintenance requests, move-ins/move-outs, and occupancy status updates Handle conflict management professionally by addressing tenant concerns promptly and diplomatically Skills Strong knowledge of LIHTC programs, Section 8 housing, Fair Housing regulations, and landlord-tenant law Proficiency in property management software such as Appfolio or Property Meld; experience with CMMS (Computerized Maintenance Management System) is a plus Excellent customer service skills combined with effective phone etiquette and communication abilities Demonstrated sales aptitude with experience in up-selling and negotiation strategies Legal administrative experience related to contracts, leasing agreements, and property documentation Ability to manage conflict effectively while maintaining positive relationships with tenants and team members Office experience including data entry, filing, and administrative tasks; familiarity with facilities management is advantageous T.R.
