Job Description

Overview Tigon Golf Carts is looking to hire a highly capable Commercial Real Estate Acquisition & Zoning Coordinator to assist with the company's nationwide expansion. This person will work directly with ownership to help identify, evaluate, finance, and move forward with new real estate opportunities for future Tigon Golf Carts locations. The role will include working with commercial real estate agents, property owners, banks, zoning officers, municipalities, township officials, and internal leadership. This position requires someone who is highly organized, persistent, and comfortable aggressively following up with outside parties to keep projects moving. The ideal candidate should have commercial real estate experience and a strong understanding of zoning, property use approvals, municipal processes, and basic real estate financing. We need someone who can take ownership of open projects, track deadlines, make calls, follow up consistently, push approvals forward, and help remove obstacles so new locations can be acquired, approved, financed, and opened efficiently. Primary Responsibilities Research and identify potential commercial real estate locations for new Tigon Golf Carts dealerships nationwide. Communicate directly with real estate agents, property owners, landlords, sellers, zoning officers, township officials, banks, and municipal staff. Review zoning classifications and determine whether a property may allow the intended business use. Research municipal ordinances, zoning maps, permitted uses, conditional uses, variances, special exceptions, and other approval requirements. Assist with zoning applications, use approvals, permits, variance requests, conditional use applications, and related municipal processes. Attend zoning meetings, township meetings, property visits, and other approval-related meetings as needed. Travel to evaluate properties and support the real estate acquisition and zoning approval process. Follow up aggressively and professionally with agents, banks, zoning departments, municipalities, and other parties to keep projects moving. Track all open real estate projects and provide clear updates to ownership on status, next steps, risks, and deadlines. Assist with gathering property information, financial information, and supporting documents for local bank mortgage approvals. Communicate with local banks regarding mortgage approvals, interest rates, APR, loan terms, down payments, project funding, and required documentation. Help compare real estate opportunities based on location, zoning feasibility, approval timeline, financing options, property condition, and business potential. Maintain organized records of properties, contacts, zoning notes, bank conversations, documents, deadlines, approvals, and next steps. Use computers, email, spreadsheets, online property platforms, municipal databases, mapping tools, document systems, and internal company systems daily. Required Qualifications Commercial real estate experience is required. Direct zoning experience is strongly preferred. Banking, lending, real estate, or commercial property experience may be acceptable if the candidate is highly competent and trainable. Working understanding of zoning classifications, permitted uses, conditional uses, variances, special exceptions, and municipal approval processes. Basic understanding of commercial mortgages, APR, interest rates, loan terms, down payments, and project funding. Strong computer skills, including email, spreadsheets, online research, document management, and general office software. Strong verbal and written communication skills. Comfortable calling, emailing, and following up with real estate agents, municipalities, banks, and other outside parties. Highly organized and able to manage multiple projects across multiple states at the same time. Able to work independently and report clearly to ownership. Comfortable being persistent, assertive, and professional. Willing to travel for property visits and zoning or municipal meetings. Willing to attend evening zoning meetings when required. Preferred Experience Experience working with commercial real estate agents, lenders, municipalities, zoning boards, planning boards, township officials, or code enforcement offices. Experience reviewing commercial leases, purchase agreements, zoning maps, property listings, bank requirements, or municipal ordinances. Experience helping businesses secure approvals for new locations. Experience in commercial real estate, banking, lending, construction, development, property management, zoning, or land-use approvals. Ideal Candidate The ideal candidate is a critical thinker, aggressive, organized, and willing to chase answers until the job is done. This person should be comfortable managing multiple real estate projects at once without additonal help. They should be able to understand the real estate side, the zoning side, and the financing side of opening new locations. They should be comfortable speaking directly with banks, municipalities, real estate agents, and ownership. We are looking for someone who can help move expansion projects forward from property search through zoning approval, financing, and acquisition.

From $40,000.00 per year
