Leasing Agent (Avenue)

Job Title:

Leasing Agent Role Overview We are seeking a high-performing Leasing Agent to drive occupancy and maximize property value across our residential portfolio. In this role, you will act as the face of our properties; transforming prospective leads into long-term residents. You will blend market intelligence, persuasive communication, and strict operational execution to deliver a seamless leasing experience from first contact to key handoff.

Core Responsibilities Pipeline Conversion:

Turn marketing leads into scheduled tours and signed leases by presenting property features through a highly personalized, consultative sales approach.

Tenant Vetting & Compliance:

Protect asset profitability by rigorously validating applicant references, verifying financial profiles, and ensuring 100% adherence to housing rules and regulations.

Yardi Lease Preparation:

Utilize Yardi Voyager to prepare comprehensive lease agreements. You will pull real-time property and suite data directly from the system to auto-populate terms.

Data Integrity Assurance:

You must enforce 100% accuracy on critical financial data fields. This includes base rent and security deposits.

System Workflow Management:

Route digital lease packages through the designated Yardi approval workflows. You will actively track bottlenecks and collaborate with legal and the Property Manager.

Automated Execution & Onboarding:

Manage the secure e-signature process natively within the system workspace. This allows you to automatically convert the lead to a "future resident" status and instantly establish accurate billing schedules in the ledger.

Asset Preservation:

Tour Route Maintenance:

Inspect the daily "parade route" to ensure exterior curb appeal, hallways, lobbies, and amenity spaces are immaculately clean, fresh, and free of debris.

Show-Unit Perfection:

Audit all vacant units to ensure they are in flawless, "show-ready" condition with ideal lighting, pleasant temperature, and zero maintenance deficiencies.

Proactive Readiness:

Coordinate immediate touch-up cleaning or quick maintenance fixes for any unit added to the tour schedule on short notice.

Key Requirements & Skills Experience:

2+ years in Leasing Agent role.

Sales Success:

Proven track record of hitting sales targets or maintaining high occupancy rates in a real estate or leasing agent role.

Tech Stack Proficiency:

Direct hands-on experience utilizing Yardi or equivalent property management software for tracking leads and workflows.

Regulatory Competency:

Solid baseline knowledge of local leasing rules, fair housing laws, and landlord-tenant regulations.

Soft Skills:

Superior presentation, negotiation, and active listening capabilities alongside a strict customer-focused approach.

Operational Agility:

Sharp ability to multitask under pressure, moving fluidly between physical property tours and digital administrative tasks.
