About the Opportunity Bluebird Homebuyers is a local St. Louis real estate investment firm. We find, buy, improve, wholesale, wholetail, rent, and resell residential properties. We need a Real Estate Acquisition Specialist to find investment deals across the St. Louis and St. Charles metro area. You will look for off-market homes, under-marketed properties, tired rentals, outdated houses, inherited properties, vacant homes, and sellers who need a simpler path forward. This is not a corporate sales-floor role. We do not want high-pressure tactics or weak lead volume. We want someone who builds trust, finds real seller motivation, follows up, and helps decide whether a property works as a wholesale, wholetail, flip, rental, or pass. You will work directly with the owner of a growing local investment business. The business has renovation experience, local market knowledge, capital access, and the ability to move fast when the right deal shows up. This role starts as a performance-based independent contractor position. The initial trial period has no base salary. We tie compensation to signed contracts, closed deals, and profit participation. Compensation, Upside, and Growth This role rewards value creation. Many acquisition roles reward volume. This one rewards deal quality. We want someone who finds real opportunities, not someone who fills a pipeline with weak leads. When you source a qualified opportunity, you earn through several paths: A bonus when a qualified investment deal closes Profit participation after we exit a property Additional upside from qualified seller opportunities, even when Bluebird Homebuyers does not buy the property directly A clean wholesale deal produces a solid payout. A strong wholetail or flip produces a larger payout. A seller opportunity outside our buy box still holds value when it fits the traditional real estate side of the business. This role does not require high deal volume to reach strong income. One profitable deal per month gives you a realistic path to strong six-figure income. Two profitable deals per month creates much higher upside. You will also learn how a local investment business evaluates real deals. You will see how we review purchase price, repairs, ARV, risk, resale strategy, wholesale value, wholetail potential, rental value, and full renovation plans. You will not work under layers of management. You will work with the decision-maker and see how deals move from first contact to review, negotiation, closing, improvement, and exit. After the trial period, we review compensation based on deal quality, consistency, and performance. Earnings depend on deal volume, deal quality, profitability, close rate, exit strategy, referral conversion, and individual performance. What We're Looking For This role fits someone who handles performance-based income, works independently, and wants earnings tied to deal quality. A strong fit has experience in one or more areas: Residential real estate, wholesaling, rentals, property management, or fix-and-flip investing Commission sales, business development, home services, construction, roofing, remodeling, insurance, mortgage, or title Local networking, door knocking, cold outreach, referral building, or relationship-based sales Walking homes, spotting repair needs, estimating basic repairs, or reading neighborhood values Managing a pipeline, keeping clear notes, following up, and moving deals forward The right person will likely be: A competitive self-starter motivated by performance-based income A clear communicator who builds trust with sellers and local sources Comfortable making calls, starting conversations, following up, and hearing no Organized, accountable, and able to create results without a rigid corporate structure Focused on deal quality over lead volume Familiar with St. Charles, St. Peters, Chesterfield, Ballwin, or nearby markets Entrepreneurial and interested in long-term real estate growth Real estate investment experience helps, but we do not require it. We care more about your ability to find opportunities, build trust, follow up, stay organized, and learn how to spot deals worth pursuing. A real estate license is preferred, but not required to start. Interest in getting licensed is a plus. Why Bluebird Homes Co.
