Job Description:
Orakita Investment Group is hiring an acquisitions associate to source residential investment properties across Orange County and Los Angeles County. We're a Southern California-based real estate investment company focused on fix-and-flip and value-add acquisitions, and we're expanding our local presence through strategic relationships. This is a field-heavy role. You'll spend most of your time meeting with realtors, probate and divorce attorneys, estate planners, and other professionals who have access to off-market inventory. The goal is to build and maintain a referral network that generates consistent deal flow for our investment team.
Responsibilities:
Build and maintain referral relationships with investor-friendly realtors, probate and divorce attorneys, fiduciaries, and estate professionals across OC and LA Source off-market properties through your network; pocket listings, probate sales, divorce situations, estate liquidations, and other motivated seller scenarios Meet referral partners in person to establish trust and develop ongoing deal flow Evaluate potential acquisitions with our investment team (i.e. running comps, assessing property condition, and identifying rehab opportunities) Manage your pipeline from first lead through executed contract Represent the company professionally in all field meetings: you are the face of our acquisitions operation locally
Qualifications:
Experience networking or working in Southern California real estate: agents, title reps, attorneys, investor circles, or adjacent industries Strong in-person communication and relationship-building skills (this is not a phone-only role) Understanding of residential real estate transactions, property valuation, and investment fundamentals Self-motivated with the ability to manage your own schedule, set meetings, and follow through independently Real estate license is a plus but not required Interest in real estate investing and growing as an investor. We want team members who think like owners
Compensation and Benefits:
Commission per deal closed (percentage discussed during interview) Mileage reimbursement for all field meetings and property visits Access to CRM tools, deal analysis support, and mentorship from the investment team Growth path - strong performers will have opportunities for expanded roles, revenue share, and partnership on investment deals In-office collaboration at our Anaheim location with flexibility to structure your own field schedule
