Operating within the investment team, the Associate directs analyst team and reviews AI-generated underwriting, market research, and deal documents; owns broker and counterparty relationships; and stewards execution and diligence quality. The Investments team works closely with our Development & Construction, Capital Markets, and Finance teams and should be comfortable in collaborative environments. The ideal candidate has 2-5 years of relevant real estate and financial analysis experience and has strong quantitative, analytical and communications skills, paired with fluency in modern analytical and AI-driven tools and workflows. The candidate must be a highly motivated self-starter, work both independently and in a team environment, and thrive in an entrepreneurial and fast-paced, yet disciplined and institutional company culture. Employee home office would be San Francisco but would be required to work with and frequently travel to other JMA offices and projects. Essential Job Duties & Responsibilities Financial underwriting, due diligence, and transaction execution Building, reviewing, and stress-testing financial models for project cash flows and deal capital structures Directing the analysts, including the AI-focused analysts, on underwriting, market-monitoring, and document-abstraction agents — defining the questions, evaluating outputs, and escalating exceptions Directing and supervising real estate and market research and analysis, and refining outputs into investment-grade insight Interfacing with brokers and other market participants to obtain information pertinent to pursuit efforts and existing assets Contributing to financial analysis, management, and business planning of existing assets Preparing presentation materials and investment committee memos for and actively participating in internal meetings Participating in meetings with property managers, lenders, investors, and other partners Coordinating with team members across Capital Markets, Development, and Finance functions to execute under deadline Ability to grow within the firm by achieving results Education and Prior Experience BS/BA required. Major in Business, Finance, Computer Science, Math, or Accounting preferred Previous experience in quantitative fields including Business, Finance, IT, Accounting, or Statistics Commercial real estate experience preferred Desire to pursue a career in institutional real estate finance and development Technical Skills Strong quantitative, analytical, and problem-solving skills Fluency working with AI copilots and agentic workflows — including the judgment to evaluate, stress-test, and override AI-generated outputs Strong proficiency in Microsoft Excel, including working familiarity and desire to improve proficiency with data analytics tools such as PivotTables, Power BI, and database management Significant experience with financial modeling, including complex DCF models, with the ability to both build from scratch and audit, extend, or correct models built by others — or by agents Basic familiarity with Argus is a plus Strong competency in review and analysis of financial and operating statements, including real estate and operating business P&Ls (hotel and restaurants a plus) and familiarity with key financial performance metrics and ratios Working familiarity with modern data tools (i.e., SQL, Python, or other) is a meaningful plus Additional Requirements Ability to think and act independently to assess and prioritize new opportunities and present findings to acquisition and senior management teams Strong attention to detail and good organizational skills Strong verbal and written communication skills to present analytical information Self-starter and strong work ethic with willingness to work in a demanding, highly focused, and collaborative environment Sense of personal accountability and strong desire to make a difference Ability to handle complex projects and tasks and work closely day to day with the project managers and accountants. Ability to manage multiple priorities, multi-task, prioritize, and meet deadlines. Ability to read, write, speak, and understand English This job operates in a professional office environment.
