Full-Time Compensation:
Competitive base salary plus commission, with upside compensation potential of up to $200,000 for top performers. This is a 1099 contract position. Clear Creek Development is seeking a motivated Real Estate Acquisition Specialist to source off-market land deals, negotiate purchase contracts, and help market opportunities to builders, investors, and developers. The ideal candidate is a strong closer with excellent communication skills, solid real estate instincts, and the ability to build and maintain a buyers list.
Responsibilities:
Source off-market land opportunities through cold calling, texting, networking, referrals, and lead lists. Build rapport with property owners and uncover motivation. Analyze parcels for value, access, zoning, utilities, and development potential. Present offers and negotiate contracts. Source and cultivate relationships with investors, builders, developers, and other buyers. Maintain an active buyers list and market deals effectively. Coordinate with title companies, attorneys, and internal team members through closing. Track all activity and maintain a disciplined pipeline.
Qualifications:
Strong sales, negotiation, and communication skills. Experience in real estate acquisitions, wholesaling, land sales, or a related role preferred. Working knowledge of land valuation and due diligence concepts. Comfortable making outbound calls and managing multiple leads. Highly organized, self-motivated, and goal oriented.
Preferred Experience:
Prior wholesaling or acquisitions experience. Knowledge of land development, entitlement, or brokerage processes. Experience building a buyers list of investors and developers. How to
