Job Description

Summary As our Experienced Affordable Leasing Consultant, your priority and superpower is people! You are the initial ambassador between our residents - prospective and current, members of your team, and the public. As the 'face of your property' and the initial point of contact for all you encounter, you will be serving residents, prospects, vendors, and all other visitors to your community. You are responsible for providing exceptional service as you will be coordinating the community's marketing, leasing, and renewal strategies which will lead to new residents, providing resident satisfaction through the term of the lease, and securing renewals. Responsibilities of our Leasing Consultant Lease apartments! Know your community! Be knowledgeable of community floor plans, amenities, community, and that of comparable communities. Assists in regular audits consisting of a sampling of resident files to ensure compliance with the LURA and program documents, financing restrictions, LIHTC requirements, HUD regulations, TDHCA and MDSI regulations and TAA requirements. Responsible for ensuring compliance with reasonable accommodations, M/In's and M/Out's, recertifications, initial certifications, lease renewals, interims, denials, waitlists, etc. Convert leads into tours by following up with all prospects and providing helpful and compelling information about the property, units, amenities, and neighborhood. Follow up with all leads and prospects that did not lease. Call them! Document, review, and follow up of daily traffic, phone calls, emails and property visits. Seek out new residents with creative and 'kick-butt' social and outreach marketing techniques. Visit locators and local businesses to promote your property. Respond timely to all calls, emails, and site visits. Oversee and ensure the accurate and timely completion of application paperwork and that of lease paperwork. Ensure apartments are move-in ready by inspecting and adding last minute touches when appropriate. Manage lease renewal process. Entry of information into internal resident and property databases. Work with current residents to resolve concerns and submit service requests. Provide exceptional service - always! Plan, facilitate and participate in resident functions and activities. Perform various administrative duties. Other duties as assigned.
Qualifications:
Must be eligible to work in the U.S. Must have a valid Driver's License. Must have reliable transportation. Working knowledge of HUD, LIHTC, TDHCA, TAA, low-income housing tax credit, tax exempt bond, and other affordable housing programs a must. 2 years' experience of affordable housing is a must. Ability to work weekends. Ability to work days, weekends, and evening hours as needed. You've got a great attitude, are a go-getter, and love to sell! Have a strong work ethic with reliability and dependability. Maintain a friendly and customer service oriented approach to visitors, residents, and your team. You are proficient in writing, speaking, and communicating in-person, on the phone, virtually, and through text and email. Physical Demands The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of the job. While performing the duties of this job, the employee may need to travel from floor to floor, climb stairs, and may be required to travel between buildings in varying outdoor weather conditions. The employee may also be regularly required to remain in a stationary position(s) 85% of the time; regularly using hands to operate office machinery and regularly required to walk, talk, and hear. Must be able to travel within 20 miles of the community. Travel may vary in frequency and duration. Required Skills/Abilities Working knowledge of Yardi is a plus! Working knowledge of TDHCA's portal and the ability to submit/report quarterly USR's. Working knowledge of all Affordable Documents from IC to AR. Effective communication and customer service skills. Computer literate, including Microsoft Office Suite and internet navigation skills. General office, bookkeeping and sales skills and excellent oral and written communication skills. Determine leasing opportunities for the team and work on goal setting - improving the performance of day-to-day operations and collections. Work with our leasing team to ensure that leasing/marketing goals are being met. Be able to manage a team. Ability to work one weekend per month. Perform any other related duties as required or assigned. 6 months Multifamily industry experience a plus or related customer experience in the service industry. Must have a reliable vehicle to perform various management tasks, property errands, commute to our BRM HQ as needed, and any other job-related travel. Must have proof of current liability insurance for the vehicle using as transportation.
