Associate/Senior Associate - Real Estate Development & Investments Company Our Client is a leading, growth minded, residential land development company specializing in the transformation of raw land into valuable real estate assets throughout Northern Virginia. With a proven track record and strong homebuilder relationships, their vision is to become the leading lot developer in the Virginia/DC area. Position Summary The Associate, Real Estate Development & Investments works closely with firm executives and supports the evaluation, capitalization, and execution of multifamily, mixed-use, land development and industrial projects. This role is primarily responsible for financial modeling, investment underwriting, capital raising, and project financial management, while also assisting with key development activities from acquisition through construction and stabilization. The ideal candidate combines strong real estate finance and analytical skills with an understanding of the development process, including acquisitions, design management, financing, construction, and asset stabilization. Key Responsibilities Financial Modeling & Investment Analysis Build and maintain detailed acquisition, development, and/or joint venture financial models. Perform investment underwriting, cash flow forecasting, sensitivity analyses, and scenario modeling. Analyze returns including IRR, NPV, equity multiple, yield-on-cost, and promote structures. Evaluate development budgets, operating pro formas, financing assumptions, and capital stack alternatives. Monitor project performance against underwriting assumptions and business plans. Conduct market, demographic, and competitive analyses to support investment decisions. Capital Markets & Financing Support debt and equity capital raising efforts for development projects. Prepare financing packages, investment memoranda, lender presentations, and investor materials. Coordinate due diligence requests from lenders, investors, and capital partners. Analyze and compare financing alternatives, including construction loans, permanent debt, preferred equity, and joint venture structures. Assist with loan closings, capital calls, and ongoing lender and investor reporting. Acquisitions & Development Execution Support sourcing, evaluation, and acquisition of development opportunities. Conduct site feasibility analyses, due diligence reviews, and development assessments. Assist with design management, permitting, and land development activities. Coordinate with consultants, attorneys, municipalities, and utility providers throughout the development process. Prepare investment committee presentations and recommendations. Construction & Project Oversight Track project schedules, budgets, and key development milestones. Monitor construction progress, change orders, contractor pay applications, and project costs. Support architects, engineers, consultants, and contractors during design and construction. Assist in maintaining project budgets and ensuring alignment with underwriting objectives. Qualifications Bachelor's degree in Real Estate, Finance, Business, Economics, Construction Management, Engineering, or a related field. 3-8 years of experience in real estate acquisitions, development, investments, capital markets, or related fields. Strong financial modeling and real estate underwriting experience. Advanced proficiency in Microsoft Excel and real estate financial analysis. Exposure to development economics, capital structures, and project financing. Strong analytical, organizational, and communication skills.
