We are building a high-performance leasing operation focused on speed, professionalism, and exceptional customer experience. We are seeking an energetic, licensed Washington real estate professional to join our team as a Contract Apartment Showing Agent. This role is ideal for someone who enjoys meeting people, showcasing great apartment homes, and earning strong performance-based income with schedule flexibility. Position Overview As a Contract Showing Agent, you will conduct apartment tours for prospective renters using our established systems, processes, and leasing technology. Tours are scheduled through AppFolio, allowing you to focus on what you do best—creating an exceptional leasing experience and converting tours into applications. Strong candidates will be comfortable navigating the sales process to convert prospects into applicants. This is a 1099 independent contractor position with flexible scheduling, including evenings and weekends. What You'll Do Conduct apartment tours for prospective renters across Seattle-area multifamily communities Arrive on time, professionally prepared, and knowledgeable about each property Access vacant and occupied units according to company procedures Communicate current pricing, specials, and leasing incentives to prospective renters Answer basic leasing questions professionally and accurately Represent Walls Property Management with professionalism, energy, and strong follow-through Complete required post-showing documentation after every completed tour Report operational issues, access concerns, or resident-related matters through designated channels Follow all company procedures for keys, lockboxes, occupied unit notices, and access coordination Compensation & Earning Potential Showing Fee $40 per completed showing Application Bonus $50 application bonus when an applicant submits an application for a unit you showed Top-performing agents who complete approximately 10 showings during an 8-hour day and maintain a 10% application conversion rate can earn: Approximately $450 per day Approximately $2,250 per week Earning Example 10 showings × $40 = $400 1 application bonus per day (10% conversion) = $50 (more if your conversions are higher) Total daily earnings = $450 Showing Compensation Rules Piggybacked, overlapping, or simultaneous tours at the same property count as one showing when total showing time does not exceed one hour Back-to-back tours at the same property within the same one-hour window count as one showing

Tours at 1:00 PM and 1:30 PM at the same property count as one showing
Example:
Three tours scheduled at 1:00 PM at the same property count as one showing
Example:
Tours at 1:00 PM and 2:00 PM at the same property count as two showings Application Bonus Rules Only one $50 application bonus may be earned per unit at a time Once a bonus has been paid for a unit, no additional application bonus will be paid unless that applicant does not pass screening and the unit returns to market If a unit is re-listed after failed screening, a new application bonus may be earned on a subsequent qualifying application Applications submitted prior to the tour do not count towards bonus What We Provide Tour scheduling through AppFolio Automated resident notifications for occupied-unit tours Clear operational support and communication channels Pricing updates, leasing specials, and incentives Technology-driven systems that minimize administrative work Operational Support Billing and payment administration handled internally Dedicated leasing team support for keys, access, pricing questions, specials, and operational issues Required RSA Post Showing Survey used to verify completed tours eligible for compensation Qualifications Active Washington State real estate license (required) Reliable transportation and valid driver's license Smartphone with reliable data service Strong communication and interpersonal skills Professional appearance and customer-service mindset Highly punctual, dependable, and organized Comfortable using mobile apps, digital forms, and property technology Familiarity with Seattle rental housing is a plus Ideal Candidate You are someone who: Loves meeting people and building rapport quickly Presents professionally and confidently Can work independently with minimal supervision Thrives in a fast-paced, systemized environment Understands that responsiveness, punctuality, and follow-through matter Is motivated by performance-based compensation and income upside Location Seattle, Washington and surrounding neighborhoods, including Ballard, Queen Anne, Capitol Hill, and nearby submarkets.
