In the role of Real Estate Services Specialist, we'll count on you to: Provide pre-negotiation project, parcel and property owner due diligence and non-complex negotiations for acquisition of rights relative to public or private projects as assigned Review appraisals and research comparable properties, prepare Market Analysis and Waiver Valuations following the Federal and State guidelines as applicable Verify ownership and the extent of interests; prepare offer packages; and maintain complete and detailed records/files with owner contacts , agency representatives, project team Prepare non-survey quality maps, drawings, exhibits and detailed progress reports to provide to owners and clients to aid in the Agent's negotiations Communicate effectively with internal and external clients Demonstrate strong time management and organizational skills Experience with federal, state and local agencies, private industry and landowners to facilitate the acquisition of necessary right of way for public projects Knowledgeable in title research and utility acquisition practices for permanent and temporary easements Be proficient with MS Office (Word, Excel, Outlook, PowerPoint) E xperienced with relational databases and agreement documentation Conduct research and navigate the Internet Read, review and quality check engineering project plans and legal descriptions Draft various types of real estate documents, such as but not limited to deeds, easements, leases, and purchase agreements Be available for travel (in state and out of state) as needed Preferred Qualifications A minimum of 5 years experience with public agency acquisitions #LI-EV1 Required Qualifications Bachelor's degree Proficiency with Microsoft Office, Excel and Project ARGUS and ECONPAK software a plus Ability to write legal descriptions Have the knowledge to draft the following types of real estate documents: deed, easement and lease Must have experience and procedure using purchase property as an eminent domain purchase An attitude and commitment to being an active participant of our employee-owned culture is a must What We Believe HDR is our company.
