Part Time Self-Storage Maintenance & Operations Associate

JOB DESCRIPTION

We are looking for a prudent and reliable part time self-storage maintenance & operations associate to be responsible for the direct "boots on the ground" oversight of our self-storage facility, which is located at 2803 Stillman Blvd Tuscaloosa, AL. This role is a part time /flexible role that we expect to work ~5 hours per week and does NOT involve taking any calls from customers. Work can mostly be done on your own schedule throughout the week as long as tasks are completed.

RESPONSBILITIES

• NOT required to take calls and sell units - that is handled by our third-party call center
• Treat the property like YOU are the owner
• Make small unit repairs (replace slide latch, weather seal, insulation repairs)
• Complete walkthroughs of the facility once a week to ensure property is clean and organized
• Lockout unpaid storage units monthly
• "Turnover" storage units as customers move out in a timely manner
• Complete basic maintenance such as: Removing left over items Sweeping vacant units Oiling door springs and door tracks Replacing pest control traps Spraying for weeds/pests
• Assist in the auction process for unpaid storage units (cutting locks, taking pictures, etc.)
• Work with our software to update lock status (and therefore have a smartphone)
• Communicate with ownership on issues/status
• Coordinate and verify work of other third-party vendors (door vendors, lawn care, etc.

)

REQUIREMENTS / SKILLS

• Have a flexible schedule and understanding this is NOT a full time job (only 1-5 hours a week), with more work in the first months
• Existing Handyman / maintenance experience
• Live in close proximity (less than 10 minutes) from the property located at 2803 Stillman Blvd, Tuscaloosa, AL
• Be well organized
• Self-motivated attitude to pro-actively identify issues without being asked to do so
• Ability to use smart phone apps and software
• Ability to work on a remote basis with e-mail, calls, and software

COMPENSATION

• $20/hr for all on-site tasks
• Flat $175 per month to account for texts/coordination of tasks
