Summary:
The Onsite Manager will be responsible for the safe, secure, and efficient operation of one or more self-storage locations while maximizing sales & occupancy.
Essential Duties & Responsibilities:
  • Ensures each storage location under their supervision is maintained and in compliance with all company policies, customer needs, and client expectations.
  • Lease all available rental spaces thru effective sales presentations, lead follow-ups, and property tours.
  • Meet or exceed revenue and rental objectives through the leasing of storage spaces, insurance/protection offerings, retail merchandise sales, and other ancillary revenue streams applicable to managed stores.
  • Meet or exceed monthly rental and revenue goals.
  • Manage receivables to company goals by ensuring timely collections of rent and assessed fees.
  • Always provide internal and external customers with outstanding service. Handle all customer inquiries or concerns in a timely & courteous manner.
  • Marketing your store(s) according to company guidelines or as requested by district management.
  • Frequently conduct storage unit inspections, confirm inventory availability, and ensure spaces are secure. Prepare vacant units for rent per company guidelines.
  • Perform regular lock audits and full property walk-thrus for security and safety purposes.
  • Work with service partners to monitor and maintain the exterior appearance of assigned properties. This may include, but is not limited to; lawn care, snow removal, landscaping, window cleaning, changing lights, trash removal, sweeping, etc.
  • Housekeeping/cleaning to include office, units, hallways, buildings, etc. Keep interior surfaces and all high-touch areas clean including sweeping, mopping, debris removal, wiping windows/doors, etc.
  • Complete pest control inspections and coordinate necessary follow-up actions and/or treatments.
  • Respond promptly to any potential breach of security issues such as unsecured units, unsecured locks, unsecured gates/fencing, evidence of tampering, or suspicious activity.
  • Assist with managing and responding to any tenant maintenance requests, emergency situations, or follow-up procedures (i.e., hasp difficulty, fire, criminal activity, accidents, natural disasters, etc.)
  • Utilize tenant management software system for processing payments, managing tenant accounts, documentation of tenant notes, generating invoices & balances receipts.
  • Conduct timely and accurate bank deposits.
  • Minimize tenant delinquencies through established Collection practices, in accordance with company standards and all applicable government regulations.
  • Maximize your store(s) sales potential and success through the training and development of associate store employees and ensuring associates' compliance with company standards and government regulations.
  • Maintain a valid driver's license and insurance along with access to reliable transportation, necessary for completing essential job duties.
  • Additional duties as assigned Education and/or
Experience Requirements:
  • Previous experience in storage management or retail sales a plus!
  • High school education with post-secondary education desired.
  • Exemplary customer service skills.
  • Excellent verbal and written communications skills
  • Ability to work independent with minimal daily, direct supervision.
Language Skills:
Must be fluent in speaking and writing the English language.
Work Hours:
  • 25-30 hours in a typical week, work Monday, off Tuesday, work Wednesday, Thursday, Friday, Saturday depending on normal operating hours for your store location. May include additional hours as needed. This facility will most likely require working hours from 9am-2pm.
  • Working without pay is prohibited and the employee is responsible to clock in and out or request time adjustment as needed from Supervisor to ensure time worked is paid for all work-related duties.
Work Environment:
This work is usually performed both indoors and outdoors with normal noise levels and minimal exposure to hazardous conditions.
