Job Description

Company Overview The Kennewick Housing Authority (KHA) is a dedicated Public Housing Authority committed to providing affordable housing and supportive services to low-income individuals and families, including the elderly and disabled residents in the local community. We strive to create safe, vibrant, and sustainable neighborhoods through innovative management and community engagement. Overview We are seeking a dynamic and detail-oriented Tax Credit Site Manager to oversee the administration of affordable housing properties utilizing Low-Income Housing Tax Credits (LIHTC). This role offers an exciting opportunity to lead property operations, ensure compliance with KHA, Department of Housing & Urban Development (HUD), Federal, State, local regulations and policies and Washington Landlord/Tenant Act, and deliver exceptional customer service to residents. The ideal candidate will be energetic, highly organized, and passionate about supporting underserved communities through effective property management. Duties Work through the initial lease-up phase for the 58 units. Maintain lease-up requirement afterwards work with prospective tenants to show vacant unit once they have named up for housing and once unit is accepted, complete lease-up activities with new tenant. Complete intake activities for new applicants and send them for compliance review and approval to expeditiously lease up vacant units once turned and available to lease. Maintain accurate data entry and filing of tenant records, contracts, and compliance documentation using property management software such as Yardi. Work with tenants daily to assist tenants in maintaining compliance with the terms of lease agreement; address lease violations after consultation with supervisor; issue appropriate notices. Promptly alert KHA Maintenance/Development Director or Compliance Director if there are incidents where there are public safety concerns on the property, including police presence. Collaborate with Service Coordinator and FSS Coordinator in accessing training opportunities and connecting tenants to community services. May work in conjunction with the Family Self-Sufficiency Coordinator to sign up families for FSS program. Foster positive relationships with residents through excellent customer service, phone etiquette, and proactive communication. Experience Proven experience in property management or real estate administrative roles, preferably within affordable housing programs utilizing LIHTC. Strong knowledge of Fair Housing regulations, Section 8 programs, Landlord-Tenant law, and related legal frameworks. Familiarity with property management software such as Yardi; experience with CMMS (Computerized Maintenance Management System) is a plus. Demonstrated ability in conflict resolution, negotiation, and contract management within a property management setting. Excellent organizational skills with attention to detail in data entry, filing, and administrative procedures. Prior customer service experience in office environments or property leasing is highly desirable. Ability to manage multiple priorities efficiently while maintaining a positive attitude in a fast-paced environment.
