Community Sales and Member Experience Lead Drive occupancy, own revenue, and build the member relationships that make our sites thrive. About FlexEtc FlexEtc is a co-warehousing platform that operates flexible, all-inclusive industrial facilities for small and mid-sized businesses. We make warehouse space easier, faster, and more affordable than traditional industrial leasing — and our team is the reason it works. We are growing quickly and building the operating platform to match. The Role As a Community Sales Lead at FlexEtc, you own the revenue side of your site. That means managing the full leasing pipeline — from first inquiry to signed member — and then staying close to those members to drive renewals, upgrades, and ancillary revenue capture. You are not a passive order-taker. You are an operator who understands that occupancy and revenue are the foundation everything else is built on. You will partner with the Community Manager and Operations Lead. That means you share accountability for the site's P&L, set the tone for the team, and report directly to leadership. When a second site opens in your market, a dedicated Community Manager steps into that role and you go deeper into your sales lane. What You'll Own Pipeline management — HubSpot tasks, sequences, and consistent follow-up at every stage Tours, proposals, and closing new members from first contact to signed agreement Lease renewal tracking — own the renewal conversation calendar and hit renewal targets Ancillary revenue — parking, conference rooms, hot desks, podcast booths, service add-ons Google Business Profile management and local marketing execution Member onboarding handoff — welcome orientation, FAQs, and first-week experience Weekly occupancy, conversion, and churn reporting to leadership Community Manager duties in single-site markets: P&L accountability, team 1:1s, and site leadership What We're Looking For 2+ years in leasing, sales, or membership growth — ideally in flex space, coworking, or commercial real estate CRM fluency — you use HubSpot or equivalent tools daily, not occasionally

Incentive plan:
Quarterly bonus tied to four financial gates: NOI vs. target, revenue vs. budget, occupancy + retention, and ancillary capture. At target:
10-15% of base. Stretch performance earns more. Benefits:
