The Sales Specialist serves as a highly skilled sales professional responsible for supporting occupancy growth across assigned senior living communities. This role provides interim sales leadership, sales coaching, lead management, and direct sales execution during vacancies, leave coverage, lease-up efforts, performance improvement initiatives, and other strategic assignments. The Sales Specialist works directly with prospective residents and families while partnering with Executive Directors, community leadership teams, and regional support staff to achieve occupancy, revenue, and move-in goals. This role requires a high degree of flexibility for travel, which may be frequent or extensive, as well as the ability to quickly assimilate into diverse community operations while upholding company sales standards and best practices. The position may be deployed to support communities facing occupancy challenges, leadership transitions, lease-up initiatives, sales training needs, or other strategic priorities as identified by the Senior Living leadership team.
ESSENTIAL FUNCTIONS
Sales & Occupancy Growth Drive occupancy and revenue growth in assigned communities. Manage the sales process from inquiry through move-in. Conduct discovery calls, appointments, tours, home visits, and follow-up activities. Maintain consistent prospect outreach utilizing established sales systems and CRM workflows. Achieve monthly inquiry, tour, deposit, and move-in goals. Assist communities with closing opportunities and overcoming barriers to conversion. Support lease-up and stabilization initiatives. CRM & Lead Management Maintain accurate and timely documentation within the CRM. Monitor lead response times and sales activity metrics. Review sales reports and identify opportunities for improvement. Re-engage cold, lost, and inactive prospects. Ensure compliance with company sales processes and follow-up standards. Sales Coaching & Training Mentor and support community sales professionals. Provide coaching on discovery, objection handling, closing techniques, and CRM utilization. Conduct role-playing, sales training, and performance improvement sessions. Assist Executive Directors in fostering a culture where "everyone sells." Marketing & Business Development Develop and maintain referral relationships with elder law attorneys, financial advisors, real estate agents, hospitals, physicians, rehabilitation providers, home health agencies, senior centers, and other professional referral sources. Participate in networking events, community outreach activities, and professional organizations. Assist with open houses, educational seminars, and marketing events. Evaluate local market conditions and competitor activity. Interim Community Support Serve as interim sales leadership during vacancies. Assist communities experiencing occupancy challenges. Support new community openings, expansions, and strategic projects. Collaborate with regional leadership to implement action plans for occupancy improvement. Operating a company vehicle or personal vehicle (as required) to perform job duties. Candidates must be willing and able to drive for work-related purposes as needed. Working in a high-pressure environment, interacting with difficult customers/vendors, handling urgent matters, resolving conflicts, having effective interpersonal skills.

QUALIFICATIONS AND EDUCATION
Bachelor's degree preferred. Minimum three years of successful sales experience, preferably in senior living, healthcare, hospitality, real estate, or consultative sales. Demonstrated ability to meet or exceed sales goals. Strong communication, presentation, and relationship-building skills. Proficiency with CRM systems and Microsoft Office. Experience utilizing WelcomeHome CRM is preferred. Experience supporting multiple communities or regions. Knowledge of Independent Living, Assisted Living, and Memory Care operations.
PHYSICAL DEMANDS
The position requires prolonged periods sitting at a desk and working on a computer. You will also frequently walk, stand, climb stairs and communicate with co-workers, guests, and the public.
WORK ENVIRONMENT
This position typically operates indoors in an air-conditioned office, with a mixture of natural, incandescent and fluorescent light. You will also be periodically confined to a vehicle or plane. Extensive Travel will be required.
