This position covers both inside and outside sales functions and requires direct engagement with prospective clients: from initial contact through contract execution. The Commercial Sales Representative is responsible for qualifying opportunities, gathering complete scope information in the field, and serving as the primary liaison between the client and the estimating team throughout the bid process. If you have 3 or more years of B2B Sales experience in the construction industry in New York City, you may qualify for this position. Essential Responsibilities:
Identify, qualify, and pursue new commercial and high-end residential sales opportunities within the assigned territory. Develop and maintain relationships with general contractors, property managers, building owners, and real estate developers. Conduct outbound prospecting activities including cold outreach, referral development, site visits, and industry networking. Manage the full sales cycle from initial qualification through contract execution without requiring supervisory handoffs. Conduct thorough site visits and client intake to capture all relevant project details; scope, site conditions, system specifications, access requirements, and client priorities; and communicate these clearly to the estimating team with sufficient detail to produce an accurate bid. Serve as the primary point of contact between the client and the estimating team, ensuring all questions, clarifications, and scope changes are relayed accurately and within client timelines. Review completed estimates with the estimating team prior to submission to confirm alignment with the client's stated scope and expectations. Present proposals to decision-makers, address technical and commercial objections professionally, and maintain ownership of the client relationship throughout the process. Negotiate contract terms within established parameters and secure executed agreements. Communicate bid outcomes, wins, losses, and no-decisions, back to the estimating team to support ongoing accuracy improvements. Maintain consistent follow-up on all submitted bids and active opportunities through to a final decision. Manage inbound inquiries and quote requests in a timely and professional manner. Maintain complete and current records of all pipeline activity, client communications, and deal status in the Company CRM system. Execute a clean handoff of all closed contracts to the operations team, including full scope documentation. Maintain ongoing client relationships post-contract to support repeat business development and referral generation. Provide regular pipeline reporting to management as required.
Essential Qualifications:
Minimum 3 to 7 years of B2B outside sales experience with a mechanical, HVAC, plumbing, or electrical contractor. HVAC contractor experience strongly preferred. Demonstrated track record of independently building and managing a commercial sales pipeline. Prior experience selling to general contractors, property managers, building owners, or real estate developers in the NYC metro market. Ability to manage a full sales cycle from prospecting through contract execution without supervision. Strong written and verbal communication skills with the ability to present to technical and non-technical audiences. Valid driver's license with clean driving record; ability and willingness to travel throughout the assigned territory. Preferred Existing professional relationships with general contractors, property managers, or developers in the NYC metro market. Proficiency with a CRM platform for pipeline management and activity reporting. Familiarity with commercial project bid processes and contract structures in the NYC construction market.
