This role focuses on relationship-building, site visits, feasibility alignment, rough pricing education, and clear next-step direction. The ADU Specialist supports both company-generated and self-generated opportunities by meeting with prospective clients, helping assess project viability, educating homeowners on the ADU process, and moving qualified opportunities toward proposal and contract. This is a consultative, process-driven role that requires professionalism, preparation, follow-through, and strong communication in both the field and within NETH's systems.

Combination of in-office work, administrative follow-up, platform usage, homeowner meetings, and site visits as required by the role In addition to hourly compensation, the ADU Specialist is eligible for commission based on sales origin: 1.25% commission on sales from in-house leads 2.5% commission on sales from self-generated leads Core Purpose The ADU Specialist serves as the bridge between initial homeowner interest and a clear decision on next steps.
The role exists to:
build trust with prospective clients help confirm project direction educate homeowners on realistic ADU opportunities support feasibility and rough pricing conversations document findings clearly move viable opportunities toward proposal and contract support a clean transition into preconstruction after sale At NETH, this role is expected to create clarity, momentum, and confidence without overpromising. Primary Responsibilities Assist with sales activities across inbound, referred, and self-generated opportunities Follow up with prospective clients in a timely and professional manner Meet with potential clients at homes and project sites Participate in and help lead site visits as needed Review available client notes and project information before meetings Help prepare and review feasibility information prior to site visits Educate homeowners on the NETH process, ADU project flow, likely constraints, and next steps Use NETH sales frameworks to guide field and sales conversations Present rough pricing direction using approved company language and structure Clarify what is known, what is assumed, and what still needs verification Ensure each homeowner interaction ends with a clear outcome or next step Maintain accurate notes, updates, and follow-up actions in company platforms Use GHL, FutureLot, Houzz, and related systems as required Support clean communication between Sales, leadership, and downstream operational teams Contribute to a professional, educational, and trustworthy client experience Role Boundaries The ADU Specialist is responsible for the homeowner-facing portion of the sales journey leading into proposal and contract alignment. This includes client communication, early feasibility direction, site visit support, rough pricing discussion, and internal documentation. This role does not independently own: final engineering decisions architectural design permit approval final utility design construction management preconstruction ownership after handoff The ADU Specialist is expected to lead with confidence while respecting the limits of the role. Tools and Platforms The ADU Specialist is expected to learn and use: GoHighLevel (GHL) for CRM tracking and lead progression FutureLot for feasibility support Houzz for project-facing documentation and downstream coordination NETH sales workbook materials, SOPs, and related training tools Working Relationships The ADU Specialist works closely with: Sales leadership VA / lead intake support prospective clients and homeowners field sales support preconstruction and downstream project teams other NETH team members involved in client experience and project transition Summary The ADU Specialist is a practical, revenue-supporting, field-based sales role within NE Tiny Homes. It combines sales activity, project education, site-visit support, and opportunity development into one disciplined function. The person in this role should grow into a trusted guide for homeowners and a reliable operator inside the NETH process. The expectation is not just activity. The expectation is useful activity that builds trust, improves clarity, and helps good opportunities move forward.
