We don't do high-pressure, transactional sales pitches. Instead, we act as a Trusted Advisor to facility and property managers. If you have strong technical curiosity, an analytical mindset, and the discipline to execute high-intent prospecting, you will have a pipeline driven by real-world market triggers and an operations team that fully backs your promises. Position Mission To empower facility and property managers with transparent, multidisciplinary security solutions. You will be committed to delivering rapid response times, high-quality hardware, and customized security strategies that evolve alongside the needs of the businesses we protect.
Core Responsibilities Consultative Solution Design:
Conduct thorough on-site security assessments for commercial spaces and warehouses to identify physical entry vulnerabilities and surveillance blind spots.
Safe Specification:
Advise clients on correct safe ratings (TL-15, TL-30, etc.) and fire ratings based on asset value and insurance requirements.
Trigger-Event Prospecting:
Mine data from the CA Secretary of State BizFile, San Jose Business Tax Search, and Crexi to identify high-intent leads such as new LLC filings, tech relocations, and recent $2M+ industrial property transfers. B2
B Relationship Management:
Maintain active relationships with local property managers and commercial brokers to establish long-term security evolution plans. Strategic Account Reviews (SAR): Perform documented check-ups every 6 to 12 months for high-priority clients, auditing physical hardware and digital permissions to ensure alignment with local threats and building/ADA codes.
Proposal & CRM Management:
Generate transparent, tiered RFP responses (Essential, Standard, Elite). Maintain 100% CRM compliance by uploading site photos and requirements within 24 hours of a visit.
Internal Coordination:
Collaborate closely with our operations manager, Daphne, to vet technical specs before quotes are sent, ensuring zero friction between sales and installation. Required Performance Metrics & Targets Your success in this role is measured by clear, realistic metrics designed to help you reach your full earning potential:
Monthly Revenue Target:
Drive $50,000 - $75,000 in monthly sales volume.
Pipeline Activity:
Conduct 12 new on-site security surveys per month.
SaaS/Monitoring Contracts:
Secure 3 new alarm monitoring or annual maintenance service contracts monthly. Speed to
Market:
Deliver proposal follow-ups within 48 hours.
Client Excellence:
Maintain a company benchmark customer satisfaction score of 4.8/5.0.
Key Behaviors & Qualifications Technical Curiosity:
Comfort with learning both traditional mechanical locking hardware and modern cloud-managed security software.
Educational Selling:
Ability to explain the concrete ROI of a security system (e.g., lower insurance premiums, reduced asset loss) rather than selling on price alone.
Operational Discipline:
Treating the CRM like a mission log, showing up on time for every check-up, and communicating part lead times with proactive honesty.
Team Alignment:
Participation in our brief 15-minute daily operational syncs and weekly 45-minute pipeline pulses to review conversion percentages and eliminate technical bottlenecks.
Travel & California Compliance Travel Requirements:
Regular local travel within Santa Clara County, the greater Bay Area, and portions of the Central Valley for site surveys and account reviews.
Pay Transparency:
This position features a competitive base salary plus an uncapped commission structure. Based on hitting the expected target metrics ($50,000 - $75,000/month in sales revenue), the realistic On-Target Earnings (OTE) range is $85,000 - $145,000+ .
