PURPOSE/SUMMARY
We're actively searching for an experienced Senior Project Manager to join our Southern California ISAT Seismic Bracing Division. This role is ideal for a driven, detail-oriented professional who thrives in a fast-paced, technical environment and wants to play a critical role in delivering large-scale seismic bracing and custom engineering solutions. As a Sr. Project Manager, you'll lead complex projects from start to finish—coordinating teams, managing scope, controlling schedules and budgets, and serving as a key liaison between our clients, engineers, and internal teams. You'll be part of a growing organization where your expertise, leadership, and initiative directly contribute to our continued success.
ESSENTIAL DUTIES/RESPONSIBILITIES
The Project Manager position for the Southern California ISAT Seismic Bracing Division has been established to play a key role in aiding the technical support group's continued output of seismic bracing designs and custom engineering to our customers on large-scale Special Projects. This scope is intended to make the most use of your experience and talent while allowing you the opportunity to grow your career as the organization grows. Your role as a Sr. Project Manager will play a pivotal part in our mission to design, manufacture, and distribute non-structural engineering and design systems for construction applications.
RESPONSIBILITIES OF THE POSITION
Project Setup
  • responsible for properly setting up all project tasks in ISAT's billing software and on the server; responsible for their projects from inception through closing. Project Management
  • must be able to deal with tracking and working on multiple projects at a time, depending on scope and scale; must be able to run a team of Modelers, Custom Engineers, and back-office support to get projects done; will divide tasks between his team members to meet deadlines while keeping the Department Executive PM aware of resource requirements so staffing remains optimal on assigned projects.
Billing
  • will develop a thorough knowledge of the terms of each project's contracts and scope, whether it is Lump sum, T&M, or Lump Sum billed T&M, as well as, how it is billed; must keep abreast of where the project stands in relation to billable hours to hours billed. Communication
  • will be able to communicate in all forms of correspondence for tasks related to projects associated; will create transmittals, and send follow-up emails: after coordination meetings, for requested information, for clarification on missing or unclear project documents, and provide clear project updates; all related communication must be electronically documented in Nexus notes and project folders.
Competent in leading client meetings and assuming accountability for developing meeting minutes during these interactions. Project File Management
  • must have advanced knowledge of our file structure and know how to keep all file folders current and organized; understands ISAT file naming convention and how to save files in the corresponding project folders on the network.
Must be able to share various file locations so all personnel have them readily and easily. Creating sub-folders within existing project folders and maintaining document control is essential to the role. Project Scope Control and Capturing Changes
  • one of the most critical responsibilities of the Sr. PM is the identification and prevention of scope creep; the Sr. PM is the most knowledgeable person within our organization regarding their projects; responsible for identifying opportunities for change orders and capturing them with the assistance and oversight of the branch executive PM. Scheduling
  • must have a working knowledge of time frames in relation to all technical aspects of the Sr. PM role and be able to gauge them for scheduling of resources, both internally and externally; must be able to balance schedules of multiple projects and cross check with Branch Senior PM and Technical Support Managers on workloads. Submittal Response
  • must be able to craft appropriate (professional) documents/correspondence in response to
SEOR/DSE
comments to include revisions of drawings to meet the demands of the project design team. Custom Engineering
  • must be capable of creating tasks for and performing quality control on all custom engineering packages ISAT works on; must have a working knowledge of riser designs, thermal analysis, floor-mounted equipment, flex connects, and all the Code grey areas that come up. Material Tracking & Ordering
  • must be able to keep material tracking folders up to date; will learn the basics of placing orders and tracking their delivery to job sites and keeping them recorded in the project files for all project contractors; will keep the material tracking folder up to date with these deliveries, as well as product shipped totals. Field Support
  • will perform job walks on construction sites to gather information, provide ISAT inspection, or help troubleshoot project issues. Point Loads
  • must be able to create point load charts and parameters based on structural requirements; will see that accurate coordinated sets are created for submittal to SEOR. Code Knowledge
  • must know the codes our manuals and engineering are derived from; must understand which formulas come from where and how they are applied; must be able to go beyond the ISAT manual and understand the underlying framework on which it was built. Product Knowledge
  • must be able to identify ISAT and all supporting hardware and understand their uses and differences; must understand each product's basis testing and back-up calculations and design purpose and how to effectively apply them to assigned projects. Vibration Isolation
  • must have a basic knowledge of vibration isolation systems and be able to assist with their technical support; will work with VI techs and engineers to quote and order vibration isolation material. Process Development & Improvement
  • assists the Corporate and Regional BIM managers in ongoing development & improvement of technical support procedures and systems for the ISAT PM operation; will work on the efficiency of PM teams, improving tools, practices, and training. Prepare Quotes
  • must be able to prepare suspended distributed utilities, Custom Engineering, CEAS, Fab, and other Tomarco and Non-Tomarco brand products. Organization
  • must be able to keep a clean and organized work environment. Perform Other Duties as Assigned

  • Demonstrates a commitment to accurately entering 100% of completed work into Nexus daily. Utilization of Nexus Notes
  • All internal and external correspondence related to each task must be thoroughly documented in Nexus notes.
This ensures comprehensive record-keeping and effective communication.
QUALIFICATIONS
Bachelor's degree in Engineering, Construction Management, or a related technical field preferred (or equivalent experience). 5+ years of experience in project management within construction, engineering, seismic bracing, MEP, or related technical industries. Strong understanding of project scope, billing structures (Lump Sum, T&M), and change order management. Proven ability to manage multiple complex projects and lead cross-functional technical teams. Advanced organizational, documentation, and file management skills. Excellent written and verbal communication skills with the ability to lead client meetings. Strong working knowledge of construction codes, engineering principles, and non-structural systems. Proficiency with project management software, billing systems, and documentation tools. Ability to work independently, prioritize effectively, and meet tight deadlines. Further Qualifications
