Site Manager (Azzarelli Tower)

Primary Function:

Under the direction of the KCHDC — Azzarelli Towers CEO, this position serves as liaison with tenants, community groups, etc. to assure smooth day-to-day operations of assigned area. This position is responsible for the management of the property. This position manages assigned areas and complies with information necessary to meet PHAS, IHDA, AHP, and objectives in accordance with HUD Regulations.

Duties and Responsibilities:

Responsible for the leasing of units to ensure maintaining acceptable occupancy rates. Processes applications and approves selections from waiting list in accordance with established policies and guidelines. Responsible for the collection of rent and other tenant charges and follows up on delinquencies. Determines when charges will be levied on residents for maintenance work and materials. Takes actions to enforce lease provisions. Initiates evictions and processes notices of termination to residents. Appears in court on behalf of the property. Hears and investigates tenant complaints with a view towards developing good tenant management relationships and to bring the matter to a favorable conclusion. Oversees processing of interim and regular re-examination of incomes and family composition and initiates transfers when required. Inspects units periodically. Conducts move-out and move-in inspections and housekeeping inspections. Performs weekly inspection of common areas, buildings and grounds to assure that maintenance or residents as appropriate maintain all common areas in a decent, safe and sanitary condition. Responsible for identifying, developing and instituting necessary security and safety measures and programs. Maintains an on-going effective tenant relations program and the development of resident activities and programs. Responsible for timely revision and the implementation of approved policies and procedures as they relate to particular programs and projects. Minimum Qualifications • Must be able to obtain certification's in Project Base Voucher (PBV) & Rent calculations within 2 years of employment.

Pay:

$44,500.00 - $51,500.00 per year
