Job Description
Position Summary:
The Senior Project Manager leads complex land entitlement, planning, and permitting efforts from acquisition through construction readiness. This role directs multidisciplinary consultant teams(horizontal/Vertical) and acts as the primary liaison with public agencies, internal stakeholders, and external partners to deliver projects on schedule, within budget, and aligned with company goals.Responsibilities:
Prepare and manage technical, and forward-planning budgets, including tracking fees, consultant contracts, and invoice approvals. Maintain schedules, milestone tracking, and executive reporting, and support feasibility analysis and due diligence for new land acquisitions. Assist with land use entitlements, including maps, zoning approvals, and engineering plans. Secure, track, and manage permits and approvals (architectural, DRE, CFD, LMD, environmental), coordinating agency meetings, public hearings, and presentations as needed. Manage architectural and MEP review cycles with municipalities, utilities, and public agencies, supporting value-engineering efforts to achieve cost-effective design solutions. Manage and coordinate external consultants (civil, architectural, environmental, utility, and finance), overseeing scopes, schedules, deliverables, and budgets. Build and maintain strong relationships with regulatory agencies, monitoring approval timelines to keep projects on schedule. Lead cross-functional coordination with executive leadership, land acquisition, construction, and operations teams. Oversee the development and processing of architectural drawing packages from concept through construction. Serve as the primary point of contact for consultants, trade partners, public agencies, and internal teams. Support land development and homebuilding operations through entitlement and permitting, including permit processing, bond reductions, releases, and project close-out approvals.Key Qualifications:
7+ years of experience in Forward Planning, Land Development, Civil Engineering, Urban Planning, Architecture, or a related field. Bachelor's Degree preferred in Civil Engineering, Urban Planning, Architecture, Construction Management, or related discipline (or equivalent experience). Proven experience managing large-scale development budgets, schedules, consultants and multidisciplinary teams in residential or mixed-use development. Strong analytical, organizational, and problem-solving skills with exceptional attention to detail and follow-through. Effective written and verbal communication skills with the ability to collaborate across internal and external stakeholders. Proficiency in Microsoft Office (Excel, Word, project, and PowerPoint) and ability to read and interpret construction and engineering plans.Base Salary:
The expected base salary for this position is between $120,000 to $150,000 per year, depending on experience and skillset. Base salary is paid bi-weekly.Benefits:

This is primarily a sedentary position. Requires the ability to hear, type and talk. Finger dexterity is required to operate a computer keyboard.
