Job Description:
The Director of Commercial Properties is a strategic real estate leader, with commercial property and land asset management experience, a strong background in commercial real estate, and the ability to navigate complex stakeholder and regulatory environments across multiple locations. Position Overview A privately held Hawaii-based organization with a significant land and real estate portfolio seeks a Director of Commercial Properties to oversee strategy and management of diverse commercial and land assets across multiple islands. This role is responsible for optimizing asset performance across retail, office, industrial, agricultural, and airport-related properties. The position offers a blend of strategic planning and hands-on oversight, working closely with internal teams, tenants, and regulatory stakeholders to support long-term land use and asset value. Responsibilities Develop and execute overall strategy for a multi-asset real estate portfolio across multiple islands Oversee day-to-day operations of commercial properties, including retail, office, and industrial assets Manage agricultural and industrial land leases, including compliance and tenant coordination Lead the full leasing lifecycle: marketing, negotiations, renewals, and lease administration Maintain strong tenant relationships and ensure high-quality service delivery Coordinate property maintenance, capital improvements, and vendor performance Ensure compliance with zoning, permitting, and regulatory requirements (including airport-related regulations) Partner with government agencies, community stakeholders, and internal teams on land use and development matters Monitor financial performance, prepare budgets and forecasts, and track key performance metrics Provide regular reporting and strategic recommendations to senior leadership Skills Commercial real estate and asset management expertise Strong lease negotiation and lease administration experience Financial acumen (budgeting, forecasting, asset performance analysis) Ability to manage complex, multi-site property portfolios Knowledge of land use, zoning, and regulatory processes Strong stakeholder management and communication skills Operational oversight of property maintenance and vendor management Strategic thinking with ability to balance long-term planning and day-to-day execution Highly organized with strong attention to detail Requirements Bachelor's degree (or equivalent experience) 7+ years' experience managing commercial properties in Hawaii (please ensure Hawaii employment experience is present on your resume) Experience managing complex portfolios, ideally including multiple asset types (commercial, land, industrial, or agricultural) Proven track record in leasing, tenant relations, and property operations Ability to work independently and travel regularly across islands Strong interpersonal, negotiation, and leadership skills Proficiency with property management systems and
Microsoft Office Preferred:
Experience with agricultural or industrial land management Exposure to airport or aviation-related properties Familiarity with Hawaii's regulatory and permitting environment Hawaii real estate license (salesperson or broker)
