Land Developer & Land Acquisition Specialist - Construction Project Job Overview We are seeking a highly motivated and detail-oriented Land Developer & Land Acquisition Specialist to join our construction project team. The successful candidate will identify, evaluate, and secure land for development in alignment with our organizational growth and construction goals. This position requires strong analytical, negotiation, and communication skills, as well as deep knowledge of real estate markets, zoning, and land use regulations. Key Responsibilities Identify and research potential land acquisition opportunities consistent with the organization's strategic objectives. Conduct market, feasibility, and due diligence analyses on prospective sites. Engage and negotiate with landowners, brokers, legal counsels, and government agencies to secure land deals. Review and interpret zoning, land use codes, and other relevant regulations to assess development viability. Oversee the process of surveying, site planning, and preliminary design in collaboration with architects and engineers. Develop and maintain relationships with stakeholders, including government officials and community members. Prepare necessary documentation for acquisitions, entitlements, permits, and title transfers. Monitor project timelines, budgets, and compliance with legal and environmental standards. Support cross-functional project teams throughout the land development lifecycle. Required Qualifications Bachelor's degree in Real Estate, Urban Planning, Civil Engineering, Business, or a related field. 2+ years of professional experience in land development, real estate acquisition, or a related role. Strong understanding of local and state land use, zoning laws, and property transactions. Proven negotiation, analytical, and communication skills. Demonstrated ability to manage multiple projects and priorities simultaneously. Proficiency with MS Office Suite and project management software. Valid driver's license and willingness to travel as required. Preferred Qualifications Master's degree in a relevant field. Experience in large-scale construction or residential/commercial development. Familiarity with GIS, CAD, or land management technologies. Knowledge of environmental impact assessments and permitting processes. Professional certification (e.g., CCIM, AICP, PMP, or similar) is a plus.
