SUMMARY Facilitate new store development through market analysis, site selection, deal terms and lease negotiation for Company, Evaluate existing store base to support remodels, lease renewal options and surplus property disposition by performing the following duties:
ESSENTIAL DUTIES AND RESPONSIBILITIES
include the following. Other duties may be assigned. Conducts investigation of potential new store locations for all company banners , which includes market analysis, reviewing area demographics, population, income, ethnicity, vehicle traffic patterns, geographic trade areas and barriers, competition, existing store network, site availability and cost. Engages research company for new store sales projection with approval of senior management. Utilize company sponsored tools like Placer and Tango to assist in market analysis. Meets with real estate brokers, property owners, landlords, local planning departments or redevelopment agencies as required. Researches zoning laws and conditional use permits and meets with local planning commissions or city councils to obtain required approvals. Works closely with CUSA Store Development Team to determine acceptable site feasibility through due diligence, design and construction cost estimates and timing of proposed projects. Negotiates rental and lease rates, purchase prices, lease terms and purchase and sale contracts as required within budgetary parameters and scope of authority. Prepares Letters of Intent, reviews Leases & Purchase and Sale Agreements, works closely with company legal department, and reviews property title reports. Supports development of new store pro-forma P&L with Company financial analyst based on comparable operating stores incorporating negotiated project occupancy and investment costs to determine an acceptable ROI . Prepares a new store site approval package for each site. Presents all research and financial analysis to senior management and CEO for final approval. Familiarizes self with existing store base located in assigned areas. Assist Store Development with remodel and lease option renewal analysis for presentation to senior management and CEO. Attends trade shows and conferences and visits with various city officials, developers and brokerage houses to provide information about the Company and stay current on market statistics. Maintains contact with other retailers in order to promote potential synergies in Real Estate strategies. Prepares project status reports and as directed, strategic planning reports for management review. Performs special projects as required. EDUCATION and/or
EXPERIENCE
Bachelor's degree (B.A.) from four-year college or university; or three to five years related experience and/or training; or equivalent combination of education and experience. Masters of Business Administration (MBA) degree or financial education background would be a plus.
CERTIFICATES, LICENSES, REGISTRATIONS
Real Estate License or Broker's License would be a plus.
COMPENSATION
