$24.00 $25.00/hour Position summary The Outbound Leasing Coordinator is the front of the lease-up funnel. This role is responsible for converting a 6,000+ name lottery list into qualified appointments by running a disciplined outbound cadence of calls, texts, and emails. The role is fully remote and works under the supervision of the onsite Community Manager. This is a high-velocity, scripted role. Success is measured by daily contact volume, first-response time, and appointments set not by closing leases. Leases are closed downstream by Intake and Compliance. Core responsibilities Execute 4560 meaningful outbound touches per day (calls, texts, emails, CRM notes) against an assigned segment of the lottery list. Sustain 1015 live conversations per day and set 12 qualified appointments per day for the Intake Specialist. Respond to inbound leads in under 15 minutes during business hours, per the response-time SLA. Run an 812 touch nurture cadence over 21 days for every assigned name; document every touch in the CRM with disposition codes. Use Conifer-approved scripts, Fair Housing-compliant language, and lottery/eligibility pre- screening questions on every call. Schedule appointments directly into the Intake Specialist's calendar with full lead notes attached (household size, income range, language preference, urgency). Confirm appointments 24 hours and 2 hours prior to reduce no-show fallout. Participate in the daily 15-minute pipeline standup hosted by the Community Manager. Escalate complex eligibility, accessibility, or compliance questions to the Community Manager never improvise on policy. What this role is not This is not a closing role. Coordinators do not run intake interviews, collect documents, or determine eligibility. This is not a discretionary outreach role. Scripts, cadences, and SLAs are non-negotiable. Required qualifications High school diploma or equivalent. 1+ year of outbound calling, scheduling, sales development, or customer service experience. Demonstrated comfort with high-volume phone and text outreach (50+ calls/day). Strong written communication; professional phone presence. Reliable broadband internet (minimum 50 Mbps), quiet work environment, USB headset. Comfort with CRM software, scheduling tools, and standard productivity software. Ability to work scheduled evening shifts on a rotation to extend response coverage. Preferred qualifications Prior leasing, apartment marketing, or call-center experience. Familiarity with affordable housing, LIHTC, Section 8, or HCR-administered programs.
