What We Are Looking For:
Panama City Housing Authority is seeking an experienced and detail-oriented Public Housing Specialist to join our team. This role is essential to ensuring residents receive high-quality service and that housing programs are administered efficiently, accurately, and in compliance with HUD and other regulatory requirements. The ideal candidate will have experience or exposure to affordable housing programs, including LIHTC (Low-Income Housing Tax Credit) programs. This individual will demonstrate strong organizational skills, excellent communication abilities, and a commitment to serving the community. The essential functions of the Public Housing Specialist are the key responsibilities and duties that are fundamental to the role. These functions encompass a range of tasks and activities required for successful execution of the PH program. In this role, you will: Serve as the first point of contact for residents, guests and callers. Greet and assist them professionally and promptly. Answer, screen, assist with questions and take messages to include date, time, person calling, their phone number and the nature of their call. Keep the reception area/lobby tidy, organized, and welcoming. Assist with annuals and Bi-annual lease recertification processes within specified timeframes to help determine ongoing eligibility. Assist with interim recertifications when necessary, due to changes in participants circumstances. Assist with participants' briefings, both in person and remotely, to clarify program requirements and family obligations. Support the processing and supervision of participant moves while ensuring compliance with program regulations . Accurately assist in calculating housing assistance payments and client rent obligations. Assist in recording all program-related transactions within the Housing Authority's systems, including Yardi . Help maintain comprehensive electronic and paper applicant/participant files to ensure compliance with program standards. Provide exceptional customer service to participants, colleagues, residents, and vendors. Assist in ensuring all job duties adhere to the Housing Authority'sACOP, HUD
regulations, and other relevant guidelines. Work toward obtaining certification in the Public Housing Program and NSPIRE inspection standards to remain current with industry standards. Maintain regular attendance, punctuality, and be open to cross-training in other PH positions as required. Assist with property inspections and uphold a positive image of the Housing Authority. Perform any additional tasks as assigned by the Housing Authority to support the team.What You Need:
High school diploma or equivalent required; associate's or bachelor's degree preferred. Effective communication and interpersonal skills to engage with individuals from diverse backgrounds and abilities. Strong written and verbal communication skills, including the ability to write reports, complete forms, compose letters, and convey information effectively. Demonstrated capacity to perform repetitive and detail-oriented job tasks with accuracy. Previous experience in the PH program, Housing Authority, or Tax Credit programs is a plus. Commitment to achieving all necessary HUD-required certifications within one year of appointment or a time that is established by the Operations Manager. A valid driver's license is required, as travel between properties for inspection and meetings with stakeholders may be necessary.
